Condo Hotel with Leaseback Program

I live in Pembroke Pines, Florida, which is in the southern portion of the state, not far from Miami. But my wife has family that lives in the Tampa-Clearwater area. Because we’ve visited them frequently over the years, I’ve become somewhat familiar with the area including the beaches.

While I love the beaches near me, I have to admit my relatives have a point when they tell me their beaches are even nicer. Their sand is whiter, there’s more room to spread out, and their water, which is the Gulf of Mexico, is calmer and warmer.

Honestly, their beaches are spectacular. So when I heard whispers about a new condo hotel about to be built just steps from the sugar-white sand of Clearwater Beach, I immediately called the developer and got him to spill the beans.

Consequently, Condo Hotel Center is the first realtor to announce this property and be able to offer its condo hotel units for sale. You won’t find information about this property anywhere else yet. Read on for details.


A boutique condo hotel, The Avalon will be located just steps from the sand on Clearwater Beach.

Beachfront Condo Hotel

The Avalon will be a boutique condo hotel built on the north end of Clearwater Beach with 174 beachfront feet and facing the spectacular Gulf of Mexico.

Eight stories high with the first two floors reserved for parking, it will have just 34 condo hotel units, four of which will be penthouses.


The Avalon will have a rooftop pool with an infinity edge waterfall and LED night lighting.

Among the amenities planned for The Avalon are:

  • An exquisitely-appointed two-story lobby
  • Rooftop heated pool with waterfall and LED night lighting
  • Rooftop bar with spectacular ocean view
  • Beverage and snack lounge
  • Fitness and wellness center, yoga classes
  • Tropical landscaping
  • Solar panels, reducing the cost of utilities for unit owners
  • Two stories of above-ground parking

The Avalon will also have 24-hour security, a concierge, beach and pool-side towel services, maid service and airport shuttles.


A leaseback program will pay owners up to 8% net returns guaranteed for the first 2 years.

Rental and Leaseback Programs

As a condo hotel, owners at The Avalon will have an opportunity to participate in a professionally-managed rental program to offset their costs of ownership. You can place your condo hotel unit in the rental program for as long or as short as you wish. There are no living restrictions at The Avalon, so you can even live there year-round, which is not always an option with condo hotels.

The main lobby will offer areas for relaxing and socializing.

Additionally, the developer is offering a leaseback plan that pays up to an 8% guaranteed net return (depending on the type of unit) for the first two years. These figures are after all expenses, including HOA fees and real estate taxes, making this a very attractive, true net return.

A flexible leaseback program allows you to stay as much or as little as you would like, by slightly reducing your returns for each week used.

The condo hotel units are spacious and most will feature expansive water views.

Attractive Unit Features

The individual condo hotel units will have luxurious finishes throughout. Kitchens will have stainless steel Thermador appliances, custom European-style cabinetry and stone countertops.

Wall-mounted, flat-panel TVs and a washer and dryer are included. Master bathrooms will have porcelain floors, frameless glass showers and designer deep soaker tubs.

You can choose from two furniture packages; one contemporary and the other, more traditional. Or, you can opt to receive a credit for the cost of the furniture package, but your unit then won’t be eligible for the leaseback and rental programs.


Buyers can choose either a contemporary or traditional furniture package.

A Great Location

The Avalon is located in an area where you’ll have the entire beach in front of you. Walk to the main Pier (Pier 60) and beyond, if you’d like. Pier 60 is a popular destination for families because it offers nightly festivities, including rides for children, free outdoor movie theater, street performers and merchants selling handmade goods.

The Avalon has a prime location on the beach with easy access to nearby attractions.

Just a short walk from The Avalon is the marina where you can find options for sailing, fishing, surfing and other water sports. Also nearby is horseback riding, golf, tennis, shopping, dining, a national park, major league baseball spring training facilities, museums, an art gallery, Busch Gardens and Disney World (and a whole lot of other Orlando theme parks and attractions).

Get Your Pick of the Inventory

Construction on The Avalon is expected to begin summer 2019 and to be completed by early 2021.

As I mentioned, this property is not yet officially on the market. In fact, the developer doesn’t even have his own website or brochures completed. So you are truly getting in early on this one. That means you get first pick of the inventory and first-tier pricing. Plus, if you visit the property and buy, your travel costs up to $2,500 will be reimbursed by the developer.


The 34 condo hotel units come in a variety of sizes and floor plans.

Choose from a one-, two- or three- bedroom floor plan. Most of the condo hotel units offer ocean views. The sizes range from 805 sq. ft. to 2,042 sq. ft. Prices start just below $500,000.

The Clearwater Dolphins

At the beginning of this write-up I told you about Clearwater’s spectacular beaches. But I didn’t mention what I think is truly the coolest thing about them – the dolphins. If you go for a stroll on Clearwater beach in the morning, you can often see dolphins playing in the surf. It like something you’d see in the movies!
