Hi, Joel Greene here from Condo Hotel Center. Before I tell you about the property I’m highlighting today, I’d like to give you a little insight into the South Florida market.

For the past 12-18 months, I’ve been watching prices drop on all real estate – condos, houses, office space, etc. But now, it appears, there is a light at the end of the tunnel.

There are indicators that we may be at or near the bottom of the South Florida real estate market with regard to condos. The oversupply we had seen in the past couple years is disappearing.

Some properties are now sold out while others are holding developer close-out sales, with their last few units on the market. We’ve also seen some properties begin increasing their prices. The stats support a rebound. Existing condo sales in Florida for 2010 were up 29% statewide compared to 2009.

International buyers are taking advantage of the low prices and scooping up condos throughout the Miami and Ft. Lauderdale area. In the past month, I’ve worked with buyers from Russia, England, Argentina and Curacao.

They all say the same thing, “Condos in Florida are a bargain.” And that’s usually followed by, “The weather here is great!” Yes, regardless of the state of the real estate market, the sun always shines in Florida.

Sunrise is anticipating rapid future growth with the addition of various residential, retail and commercial properties. The area surrounding Tao Sawgrass is expected to become Broward County’s newest urban center with companies such as United Healthcare, Norwegian Cruise Lines, GL Homes, and the headquarter offices for companies such as AT&T, Pet Supermarket and Chubb Insurance, all creating a strong demand for upscale living in the area.

Tao has a large lagoon-style pool in a tropical landscaped setting and a sandy beach by the lake.

Condos From $199,000

Construction on Tao at Sawgrass Mills was completed in fall 2008 so buyers can purchase a condo and move in immediately. A variety of one, two- and three-bedroom floor plans are available at Tao at Sawgrass Mills. The condominiums offer 1,100 to 1,700 square feet of living space and views of the lake and the Fort Lauderdale skyline. Prices are surprisingly affordable, ranging from $199,000 to $379,000, and financing is available.

Originally, these condos sold for over $400 sq. ft. Today’s prices start in the $180-$220 per sq. ft. range, reflecting a potential savings of as much as 60%!
