Iconic New York Brand Coming to Brickell Ave.

With the filing deadline coming next month, taxes are on many people’s minds – mine included. And even though I hate paying taxes as much as the next guy, I can’t complain. Some of my success as a realtor is due to taxes. Let me explain.  

Wealthy people are fleeing high tax states like California, New Jersey and New York. And where do you think they’re going?  

Florida is one of only seven states that doesn’t tax personal income. As a Miami Realtor, I’m like, “Come one, come all!”   

The migration of the tax-weary has fueled demand in South Florida for some of the highest caliber real estate projects. And developers, seeing an opportunity, are quickly creating a fresh supply of ultra-upscale residential buildings. Today’s five-star featured property is one of those developments. The St. Regis Residences is Miami’s most anticipated luxury development. Although it bears the St. Regis name, it will have no hotel rooms. Instead, it will have two 48-story, residential towers.  

Situated along the beautiful coastline of South Brickell Ave., it will epitomize elegant living with seamless open spaces, exceptional private terraces, and expansive water and city views.

In total, St. Regis will have 352 condo residences:

  • 203 residences in the west tower ranging from 1-5 bedrooms

Only residences in the east tower can be reserved at this time. Please note that these are traditional condos, not condo hotel units. And while you can rent out your condo if you’d like (minimum 6-month lease), there is no onsite rental program.

A Prime Location on Famed Brickell Ave.

Centrally located on Brickell Avenue, the site for St. Regis Residences is an easy commute to downtown Miami, the Port of Miami, Miami International Airport and to the beaches.  

Brickell has a wide variety of desirable shopping, dining, and entertainment destinations. Walk to outdoor restaurants, stroll around the neighborhood, go boating, or jog along Biscayne Bay. Or, just enjoy a glass of wine on your terrace, overlooking the city skyline.

Construction Status and Pricing

Construction is expected to begin in early 2023 and to be complete by early 2026. Currently available are residences in the east tower. West tower units, which will include one-bedrooms, will be released in a few months, with prices starting at $2,000,000+.

Residences in the east tower can be reserved now at pre-construction prices.

In the east tower, which is what I’m able to offer you today, choose from floorplans with two-, three-, and four-bedrooms, and ranging from 2,375 to 3,408 sq. ft. Pre-construction prices start at approximately $3 million and go up to $7 million. There are also a few penthouses and sky villas that will have up to seven bedrooms. What’s in a Name? A Lot, Apparently

When I was doing research for this Property Alert, I came upon a bit of trivia worth sharing. It’s the story of how the St. Regis brand got its name.  

In 1904, John Jacob Astor IV, an American business magnate, broke ground for the building of the first St. Regis Hotel at the corner of Fifth Avenue and 55th Street, the most exclusive residential section of New York at the time. With a personal fortune estimated to be $150,000,000, he wanted everything about his hotel to be exquisite.

While the building was under construction, Astor was unable to come up with a name he felt reflected the level of elegance he envisioned. On a visit with family to a lake in upstate New York, he explained his predicament. Astor’s niece said: “Uncle Jack, why don’t you name your hotel after this beautiful lake, the St. Regis?”  

Astor researched the name and found it came from a 17th century French monk named Francis Regis who was given sainthood in the 18th century and was known for his hospitality to travelers. So, Astor thought, what better name for his new hotel: the St. Regis!  

Unfortunately, he drowned in 1912 in the sinking of the Titanic at age 47, after bravely securing a place for his pregnant wife in one of the few lifeboats, but that’s a story for another day.
