Sonata Beach Club, Close-out Pricing

Hello, Joel Greene here from Condo Hotel Center. Back in January, there were only six Fort Lauderdale-area condominium buildings with new inventory (as opposed to resales) on the market. Today, two of those are sold out, and of the four that remain, only a total of 50 condos are left.

If you wish to own a brand new condominium in the Fort Lauderdale area, 2011 will likely be your last year to purchase one for several years. Let me explain why.

When the South Florida real estate market crashed a few years ago, two things happened as a result.

  1. The condo development boom that preceded it resulted in an over-abundance of condominium supply on the market. This inventory was heavily discounted and created a real buying opportunity for our investors.
  2. With too much supply on the market, developers halted all new planned construction projects, so nothing new may be available for years.

Today I want to introduce you to a boutique condo property that’s in the Fort Lauderdale area. It’s just slightly to the north in beautiful Pompano Beach, and it’s a chance to get a great deal on a new and luxurious condo, one of the last opportunities of its kind.

Sonata Beach Club, Reduced Pricing

We all love to hear those “three little words.” No, not “I love you.” If you are a real estate investor, the three words that can put that same smile on your face are “DEVELOPER CLOSE-OUT PRICING.” And, that’s just what we have for you today at Sonata Beach Club. With only 13 remaining condos, that’s an opportunity ripe for the picking.

Take a dip in the waterfall pool at Sonata, sunbathe on the beach, or swim in the ocean.

At Sonata, prices on their unsold inventory have recently been reduced from a range of $825,000-$1,375,000 to $565,000-$855,000, which averages to about a 35% discount. An Ideal Location

Sonata Beach Club is located on Ocean Boulevard, just north of the excitement of Ft. Lauderdale, but close enough that you can be dining on the Strip or shopping and strolling along Las Olas Boulevard in minutes.

Pompano Beach is a great place to call home. It offers miles of beautiful beaches, warmed by the Gulf Stream waters. It also serves as a great point to charter a yacht for the day at one of the local marinas, embark on a fishing or scuba diving exhibition or simply relax waterside at one of the nearby restaurants.

South Florida is home to Florida’s best sports teams from the Miami Dolphins and the Miami Heat to the Florida Panthers and Florida Marlins.

Pompano offers horse racing at the world famous Pompano Harness Track which includes 1,500 slot machines, 34 poker tables, race simulcasting, and four upscale restaurants.

Of course, the Fort Lauderdale Seminole Hard Rock is also nearby. It’s a 300,000 sq. ft. gaming, shopping, dining and entertainment complex. Whether you enjoy gambling or watching basketball, baseball or golf, your entertainment needs will be met by the many venues within driving distance of the Sonata.
