Luxurious Bayfront Living at Park Grove

Pre-Construction Opportunity – Condos in Coconut Grove, FL

October 9, 2014

Hello.  Joel Greene here from Condo Hotel Center.  As a long-time resident of Miami Beach, I’ve been a Miami Heat fan since the expansion team was formed in 1988.  The Heat have won three league championships (2006, 2012 and 2013), five conference titles and 11 division titles, and I’ve cheered them on through every one.

As you can imagine, when “the King” LeBron James announced this summer that he was leaving the Heat for his hometown Cleveland Cavaliers, I was devastated, as was every other Heat fan.  How could he do this to us?

The finality of the situation hit me this past week when I learned that LeBron had put his 16,678 square-foot estate in Coconut Grove, Florida on the market for $17 million.

James bought the six-bedroom, eight-bathroom home on the waterfront in 2010, his first season with the Heat.  The home features a custom theater, wine cellar, outdoor kitchen and infinity pool, among other amenities.  If you’re interested in making an offer, let me know.

However, if you’re looking for a home in Coconut Grove that is fit for a king but slightly more affordable, then you should consider today’s featured property, Park Grove.

Park Grove will consist of three towers overlooking Biscayne Bay.

Park Grove

Park Grove will be a luxurious condominium development in the quiet seaside enclave of Coconut Grove.  It will consist of three towers overlooking beautiful Biscayne Bay and surrounded by private art-filled parks.

Features at Park Grove will rival those at a luxury resort, with a rooftop pool deck that offers one of Miami’s most impressive views and over 50,000 square feet of amenity areas.

The development will have:

  • Large restaurant/dining area with acclaimed chef
  • Lounge area
  • Bay view restaurant/dining room for private events
  • Rooftop pool with private cabanas
  • State-of-the-art fitness center for each tower
  • Indoor/outdoor yoga spaces and spinning studio
  • Spa with treatment rooms, steam rooms and sauna
  • Amphitheater outdoor event space
  • Library and other social spaces
  • Private business center with meeting rooms
  • Sculpture garden
  • Artwork by notable sculptors and artists
  • Wine cellar and wine lockers for residents
  • Large boardroom with video conferencing
  • Residents’ lounge for events
  • Children’s indoor and outdoor play areas
  • Private screening and media room
  • Adult game room with billiards and table tennis

In addition to its lavish amenities, Park Grove will offer its residents many luxury services including:

  • 24-hour valet parking
  • 24-hour concierge
  • Nautical concierge for booking yachts, sailing lessons, etc.
  • Butler service
  • Private movie screenings
  • Epicurean events
  • Curated events and speaking appearances by acclaimed artists

The pool deck will offer spectacular waterfront views.

Upscale Condo Features

One of the unusual features of the Park Grove development is that it will be Certified LEED® silver.  LEED-certified buildings save money and resources and have a positive impact on the health of occupants, while promoting renewable, clean energy.

Every residence will have a large private balcony.

Only limited details are currently available on the individual condos at Park Grove, but plans are to offer the highest level of finishes and make every aspect extremely upscale.

The airy, open kitchens will be outfitted with Sub-Zero/Wolf appliances.

Here’s what we know so far:

  • Interiors designed with light colored woods and natural materials
  • Glass walls and expansive balconies will offer views of Biscayne Bay
  • Italian cabinetry with glass doors and stone countertops
  • Airy, open kitchens outfitted with top-quality Sub-Zero/Wolf appliances
  • Separate storage for bicycles and watercraft

Glass walls in the main living area will let in plenty of natural light.

Charming Coconut Grove

Originally settled in the 1800s, Coconut Grove remains a charming, bayside village within the urban dynamic of Miami.  Known to locals as “The Grove,” it’s one of the hippest, most energetic corners of South Florida.  It is loved by many for the clear blue waters of Biscayne Bay that surround the area, the lush tropical landscape and year-round sunshine.

The Grove is home to Vizcaya Museum and Gardens, elegant hotels, the Miami Science Museum, and CocoWalk, a large shopping and dining district.

Many special events are held there throughout the year, including the world-renowned annual Coconut Grove Arts Festival on President’s Day weekend.  The three-day event showcases the work of hundreds of artists amid a variety of live entertainment.

The Grove has numerous restaurants and open-air cafes.  By night, the area becomes a center of nightlife.

Coconut Grove is less than 30 minutes to the Miami International Airport, the Port of Miami and also South Beach.

An Exceptional Development Team

Creating Park Grove are two of South Florida’s more experienced developers, Terra Group and The Related Group.  They’ve combined their expertise with a world-class team of leading architects and designers.

Park Grove is being built by The Related Group and Terra Group, Miami’s leading developers.

Pritzker Prize-winning architect Rem Koolhaas’s OMA division designed Park Grove’s elegant towers.  The lobby and 50,000 sq. ft. of amenity areas are credited to William Sofield, known for his Mondernist style.  The six acres of lush gardens were designed by Swiss-born landscaping artist, Enzo Enea.

Prices Start at $535,000

The three towers of Park Grove will have a total of 256 residences.  Groundbreaking is scheduled for early 2015, with completion of Phase I (inclusive of Tower 2 and Tower 3) projected for spring 2017.

Construction on Phase I of Park Grove will begin in early 2015.

Currently, the developer is only taking reservations for the condos in Towers 2 and 3.  They range from one- to four-bedroom units and from 747 sq. ft. to 3,592 sq. ft. plus expansive balconies.  Prices range from $535,000 to $4.5 million.

The King’s Mansion

At the beginning of this write-up I mentioned LeBron’s impressive $17 million mansion.  He has owned that home for about four years, having purchased it in 2010 for a mere $9 million.

While I can’t promise you that kind of profit on all Miami properties, I can tell you that real estate here is appreciating and selling fast.  If you’re interested in a new south Florida condo or condo hotel, I hope you’ll give me a call.
