 Waterfront Condos in Miami’s Edgewater Neighborhood

In real estate, you often hear the phrase “You snooze, you lose.” The most desirable properties are sometimes scooped up before you’ve even had a chance to consider their merits.

Such was the case with Paraiso Bay Tower #1, which was my featured property here a few months ago.  Amazingly, only five condos remain of the original 350 until the building is sold out.  If you didn’t get a unit, then you missed an opportunity, which brings me to another phrase that you probably don’t hear often enough:  “You get a second bite at the apple.”  And in this case, the apple might be even sweeter.

Brickell and downtown Miami, where the resurgence of condo construction began after the real estate crash, are nearly built out.  But Edgewater still has land for projects like One Paraiso that can provide spectacular views of Biscayne Bay, and at a lower price.

One Paraiso will have a marina with private slips for pick up and drop off.

Edgewater’s layout works well for high-rise condos. Running parallel to the bay is the major thoroughfare of Biscayne Boulevard with shops and restaurants.  It’s an attractive area or, as developers like to say, it has good bones.

Groundbreaking for One Paraiso is expected by November 2014.  Construction completion is tentatively set for early 2017.

One Paraiso will have a total of 280 condos.  Floors 4-49 will have only six units per floor.  Floors 50-53 will have three penthouse units per floor.

Choose from one-, two- and three-bedroom units ranging in size from 1,124 square feet to 1,873 square feet.  Pre-construction prices range from $585,900 to $1,500,900.
