Villa Prices Start in the $340,000s

I’m a Jimmy Buffett fan. Not only because I like his music, but because you have to admire the guy’s staying power and business acumen.
Back in the ‘80s, Jimmy realized the marketability of his song “Margaritaville” and turned it into a major lifestyle brand. Today 70-plus restaurants, bars, hotels, resorts, casinos, cruises and vacation rentals all over the world operate under the Margaritaville name, bringing in revenue estimated at $2 billion per year.
There’s also Margaritaville apparel, Margaritaville drink mixes and, coming soon, Margaritaville Villas. Those villas are today’s featured property. Read on for details.
Key West-Inspired Villas
To many people, Margaritaville is a state of mind. But here in Florida, it’s also a very real place. Margaritaville is a mega-resort located in Kissimmee (Orlando). The mixed-use property encompasses 300 acres and the 184-room Margaritaville Hotel.
Coming soon to this resort complex are vacation villas. These colorful cottages are two stories tall and come in two-, three- and four-bedroom sizes. The first phase, called Oasis, will include 212 homes. And that’s what I’m offering you today.
The villas will operate as condo hotels, meaning that owners can place their villa into the onsite rental program when not using it. The revenue it generates helps offset the costs of vacation home ownership.
Tons of Amenities
Villa owners will be able to use the numerous amenities at the Margaritaville Hotel as well as throughout the resort including:
- 3 distinctive restaurants
- Salty Rim Bar & Grill (great margaritas, of course!)
- Daily live music at two venues
- 2 tropical lagoon style pools, in addition to a third pool
- Island H2O Live! Waterpark: a 14-acre water park with 20 thrill rides, rafting, wave pool, lazy river and more to come
- White sand beaches
- Hot tub
- Fitness center
- Parakeets’ kids and teen club
- St. Somewhere Spa
- Barkaritaville dog park
- Walking and bike trails
- Playground
- Sand volleyball court, shuffleboard, big chess
- Fire pits
Also part of the resort is Sunset Walk, nearly 200,000 sq. ft. of shopping, dining and entertainment.
There’s even a central stage for live entertainment and a studio where Margaritaville Radio on SiriusXM radio can broadcast from the resort daily.
Hotel Services
The villas will be considered an extension of the hotel. So, all of the hotel services, like security, concierge, room service, massage, private chef for parties etc. are available to villa owners and guests.
Additionally, the hotel offers:
- Friendly, genuine, island-inspired service
- Trolley service to all destinations throughout the resort
- Transportation to Disney, Universal and SeaWorld theme parks
Construction Status
Construction on the villas in Oasis is expected to begin May 2021 and should be complete by 2023. From contract signing until construction completion of a villa is estimated at six months.
As for the rest of the resort, the hotel and water park are already open for business, with three resort pools and three restaurants inside the hotel. Also open is the spa, fitness center, kids’ club and Sunset Walk retail area.
Additionally, Margaritaville is within 20 minutes to Walt Disney World’s Magic Kingdom Park, Animal Kingdom, and Hollywood Studios theme parks as well as SeaWorld Orlando, Aquatica Orlando, Universal Studios, Islands of Adventure and Volcano Bay Water Park. The Orlando International Airport is only 30 minutes away.
Affordable Pricing for Villas
Each villa is two stories and has two-to-four bedrooms with ensuite bathrooms. Prices start in the $340,000s and go up to the $430,000s. These are first-release prices for the villas. Expect them to go up as various sales benchmarks are reached.
The developer is currently offering several buyer incentives as part of the sales launch. One is a $7,500 credit at closing on a two-bedroom villa and $10,000 towards closing costs for a larger villa if the buyer uses the developer’s lender and title company. You can also visit the property and be reimbursed for your stay and travel up to $2,000 if you make a purchase.

Marg Madness
It’s not surprising that Margaritaville, which spawned a $100 million empire, is considered Jimmy Buffet’s signature song. It was produced by Norbert Putnam, who shared its back story in a recent interview. Norbert said that Buffet and his band, the Coral Reefers, had been recording an album in a Miami studio.
“Jimmy comes in and starts telling me about a day he had in Key West. He was coming home from a bar, and he lost one of his flip-flops, and then he stepped on a beer can top, and he couldn’t find the salt for his margarita,” Putnam recalled. “He says he’s writing lyrics to it, and I say, ‘Jimmy, that’s a terrible idea for a song.’ Glad he didn’t listen to me. He came back the next day with ‘Wasted Away Again In Margaritaville’ and plays it, and right then everyone knows it’s a hit.”
