Joel Greene here from Condo Hotel Center. Today I have the pleasure of telling you about a to-be-built condo development in downtown Miami whose reputation precedes it. Icon Bay is the latest luxury residential development in a line of impressive Icon-branded condos.
All being developed by the same company, The Related Group, Icon Bay will soon become known as the third Icon. It shares its name with two other popular Miami condos already built, the prestigious Icon South Beach and the ultra-lavish Icon Brickell.
Currently, the condos of Icon Bay have not been officially released to the public yet pre-launch sales through select brokers are already brisk. It makes sense though. You have a well-known developer, a proven brand and a fantastic location. Sounds good to me!
Icon Bay, an Urban Retreat
Icon Bay will be a 40-story tower with only eight residences per floor. In total, it will have 300 waterfront luxury condominiums, mostly consisting of two bedrooms, two bathrooms and with an average size of 1,200 sq. ft.
The development will be centered on one of the last bay-front parcels of land (400 linear feet of waterfront) between downtown Miami, the prestigious Brickell Financial District and the city’s world-renowned Design & Arts District. This location on the edge of Brickell Bay creates a resort-styled, urban retreat on the water.

Icon Bay, much like its sister Icon properties, will contain resort-like amenities and services. They’ll include:

One of the most impressive features of Icon Bay will be its own park. Approximately 20,000 square feet, all lushly landscaped, this neighborhood park and walking paths will run along 400 feet of beautiful Biscayne Bay.
In addition to interactive, illuminated water fountains, it will be fenced in by a renowned artist curated by the Miami Art Museum and will feature sculptures from a collection of artists like Jose Bedia, Carolina Sardi, Oka Donner, Daniel Azulay, VIHLS Graffiti Art and select works from students of the Miami Art Schools.
A Great Location
Icon Bay will be situated in the popular Biscayne Corridor, just minutes from exciting South Beach, downtown Miami, the Port of Miami and Miami International Airport.
Within close proximity are top caliber arts and culture, sports, dining and nightlife opportunities. Additionally, the area offers plenty of restaurants to explore, with everything from gourmet menus by celebrity chefs, to casual dining and late-night hot spots in Midtown Miami and in nearby South Beach.
Icon Bay is surrounded by the Wynwood Arts District, the Adrienne Arsht Center, the Miami Design District and the Arts and Entertainment District. Just minutes away is the American Airlines Arena, which brings not only NBA basketball (Go Heat!) but also draws major concerts and entertainment.
A Well-Known Developer & Architect
Following recent successes with the 1100 Millecento and MyBrickell Miami condo projects, The Related Group decided to develop Icon Bay as a follow-up to their very popular and well-established Icon brand. The company also has a three-decade-long history of developing upscale residential projects.
Icon Bay is being designed by world-renowned Arquitectonica, the architects of Icon Brickell, Resort World Miami and the American Airlines Arena.
Landscape design of the bay-front park will be by GEO Arquitectonica, the acclaimed landscape designers of Museum of Modern Art in Miami.

Reserve Now at Pre-launch Prices
Construction on Icon Bay is expected to begin in February 2013 and be completed by the end of 2015.
The pre-launch prices on the condos are starting from the mid-$400’s to the mid $700’s. I’ve been advised to say that these prices are subject to change at any time, as the developer intends to increase the prices as certain sales benchmarks are achieved, quite possibly as early as the end of August.
Additionally, the official launch to begin sales to the public is expected within the next 1-2 months, possibly sooner. No one knows for sure yet, but every indication is that the sales team is poised and ready for launch action. Condos can be reserved now with a check or wire transfer for 10% of the purchase price.
