As we step into 2026, I’ll be sharing new condo hotel projects worth your attention.
But before we look forward, let’s revisit a standout from last year, because not every gem gets scooped up the first time around.
Hotel Ora + Private Residences still has a limited number of pre-construction units available. And if you missed it last year, here’s your chance for a second bite at the apple. In real estate, timing is everything—and sometimes, the right moment is now. Read on for details.
Downtown Tampa Condo Hotel
Hotel Ora + Private Residences will be a $540 million, luxury condo hotel with a prominent location in downtown Tampa. The 39-story tower will include 627 luxury condo hotel suites and 31 large, private residences.
Condo hotel owners will have the flexibility to use their unit whenever they like and rent it out—either through the onsite rental company or independently—to generate revenue.
World-Class Amenities
Hotel Ora will be an upscale development offering the kind of first-class amenities you’d expect in the world’s finest hotels.

Ora will feature 45,000 sq. ft. of amenities including:
- Vegas-style rooftop pool with performance stage
- 10,000 sq. ft. signature steakhouse
- State-of-the-art fitness center
- Wet & dry saunas, hot & cold plunge tubs
- Tampa’s first residential helipad
- 15,000 sq. ft. convention center
- Full-service health & wellness spa
- Business lounge
- Onsite daycare
- Ground floor patisserie & bar
The property will be marketed primarily to business travelers, city vacationers, and convention groups. It will also serve as a destination for weddings, anniversaries, and special events.

Because it’s a condo hotel, owners will have the option of using their unit or placing it in the rental program of the hotel to earn revenue.

The hotel will be managed by a world-renowned general manager with a track record of leading other luxury properties. They will obtain bookings through major platforms such as Expedia, Booking.com, Airbnb and VRBO—channels the developer has used successfully to achieve high occupancy in prior Tampa-area properties.
The Developer’s Track Record
My company, Condo Hotel Center, has worked with Ora’s developer, Luigi Novembre, since 2018 to sell condo hotels in his three other successful properties:
- The Avalon – Clearwater Beach, FL
- Azure – Clearwater Beach, FL
- Ocean Club – Treasure Island, FL
All three sold out before construction was completed, with unit owners seeing significant appreciation. Many early buyers earned sizable profits by reselling shortly after closing.

Novembre expects to sell out all pre-construction units at Ora within the next 60 days. Only 49 units are still available at pre-construction pricing. Once sold, Novembre will secure bank funding and begin construction. He intends to increase prices on all unsold inventory by 40% once construction begins.

In a rare move, the developer plans to retain a significant number of units for himself, selling only the minimum required to obtain financing. His personal stake helps ensure his goals remain aligned with owners seeking strong returns.

Prime Location with Minimal Competition
Ora Hotel sits in Tampa’s most lucrative submarket, which Novembre says is “beating its previous all-time highs” month after month.
Unlike Miami or Fort Lauderdale, where condo hotels are common, downtown Tampa has virtually no competition for short-term rental ownership.
The location is supported by nearby attractions such as:
- Tampa International Convention Center
- Busch Gardens
- World-famous theme parks of Orlando (just over one hour away)
Pricing & Leaseback Program
Prices on the condo hotel units start at $740,000. Studio, one- and two-bedroom units are available.

- 2-year buyback option
- 2-year leaseback program (guaranteed lease payments equal to 8% annually of the original purchase price)

A Second Look, A Second Chance
At the beginning of this Property Alert, I mentioned how second chances don’t come around often but are wonderful when they do. That thought came to life recently for Jackie and me on a trip to Japan. We had a wonderful time sightseeing and learning about the culture.
One of the places I was most excited to see was Mount Fuji—Japan’s tallest peak, an active volcano, and a UNESCO World Heritage Site. Sadly, the day we visited, it was completely shrouded in fog. I was disappointed not to cross it off my bucket list.
However, on our flight home, we happened to sit next to a Delta Airlines pilot. In conversation, I mentioned our only disappointment was missing Mount Fuji. A short while later, the pilot nudged me to look out the window. And there it was in all its splendor – Mount Fuji. A second chance I hadn’t expected.
