Biscayne Beach, Luxury Condos on the Water

Joel Greene here from Condo Hotel Center. As you probably know, I’m based in South Florida. And while I often tell you about properties in other states and even other countries, it’s impossible to ignore what’s going on right outside my door.
Miami and surrounds is once again one of the nation’s hottest real estate markets. Shaking off the doldrums of the recession like a down winter coat on a 100˚-degree day, South Florida is seeing nothing short of another major development boom.
Developers are rushing to get their projects to market, selling condos long before beginning construction and often even before they have all their ducks in a row. Buyers have to be willing to put down a deposit to reserve a unit, knowing only scant details about the property. Evidently, plenty of people are comfortable making that leap of faith, as buyers worldwide are snapping up condos preconstruction so they don’t miss out.
Last month I had a developer’s salesperson call me to say: “Joel, we have a 300-room luxury condo on Brickell Ave. in Miami that is being released for reservations in two days. I’m giving you the heads up so you can send out a Property Alert to your customers.” Well, I never did because I’m still waiting on key information, yet the property is nearly 50% sold out! My bad.
So why am I telling you this? The condo property I am featuring today is one that is being rushed to market. Not all the details have been ironed out, yet the developer is ready to start taking reservations so I don’t dare wait any longer to tell you about it. Because this condo is in a highly desirable area of Miami and will have a very unique feature that sets it above its other condo neighbors, everyone expects it to sell out quickly. Man-made Beach in Miami
When people think about property on the beach in South Florida, they usually think of Miami Beach and other oceanfront communities heading north. What they don’t think of is Miami. Yet that’s exactly what today’s featured property will deliver.
Florida-based Eastview Development and investment firm GTIS Partners out of New York have plans for a beach and club atmosphere. Biscayne Beach will be a 51-story bayfront high-rise offering 399 luxurious condo residences.
Located on a three-acre site, the developers plan to take advantage of 335 linear feet directly on Biscayne Bay that will become home to white sand, swimming platforms and other waterfront activities. “Biscayne Beach will boast Miami’s first man-made beach club,” they announced. “We will bring the beach to the city.”
The Beach Club & Other Amenities
While not all the amenities of Biscayne Beach have yet been decided, enough is known to give you a sense of what this property will offer. The amenities are divided up by various levels. Here’s what you can expect:

Edgewater, Miami’s Hot New Area
The site for Biscayne Beach is located in Edgewater, Miami’s hottest new area for residential development. Edgewater is adjacent to the popular Design District, Wynwood Arts District, Midtown and Downtown Miami neighborhoods, which have emerged as some of Miami’s top destinations for shopping, dining, and arts & culture.
Additionally, Edgewater is just minutes from exciting South Beach, and a short drive to I-95, making it the perfect choice for those who seek both urban sophistication and waterfront pleasures.
Preconstruction Prices from $460,000
Construction on Biscayne Beach will get underway in the first quarter of 2014. It is expected to be completed in 2016. However, the condos can be reserved at preconstruction prices now with a 10% deposit.
Biscayne Beach offers layouts ranging from one- to four-bedroom floor plans with den options, ranging from 885 square feet to 3,789 square feet. The top six floors will be exclusive penthouse residences with private rooftop garden terraces. All units will feature floor-to-ceiling glass windows and oversized balconies.
Prices start at $460,000 and go up to $1,400,000, not including the penthouses. The penthouse condos have not yet been priced.
While I don’t have many details on the condo interiors, I’ve still put together a data sheet that includes a lot more information than I’ve put in this Property Alert. If you’re interested, you’ll just need to provide your name and contact information, per the developer’s requirements.

Who Says It Can’t Be Done?
There’s an old saying regarding real estate: “Beachfront land, they’re not making any more of it.”
In South Florida, this usually means that to build on beachfront land, you first have to knock down whatever building is already there.
While that premise still holds true today, Biscayne Beach’s developers have thought outside the box to create a property that proves you actually CAN make more beachfront land.
