Aventura Park Square Puts Health First
Aventura Park Square will be a mixed-use development with a focus on health and wellness. It will be located in the center of Aventura, which is a thriving city between Miami and Fort Lauderdale.
In Aventura Park Square, there will be a state-of-the-art, 40,000 square foot health and wellness center with equipment, trainers and classes to rival those found at the best, most upscale fitness centers in the world.
Additionally, Aventura Park Square will have a retail sector offering products and services that cater to the health-conscious lifestyle. Some examples of tenants that they hope to include are: Barry’s Boot Camp, offering “The Best Workout in the World®,” Green Monkey Yoga, Epicure and Icebox Cafe to name a few.
When complete, the entire Aventura Park Square development will encompass five buildings consisting of:
- Residential condominium – 131 units
- Luxury senior living apts. – 144 units
- Aloft Hotel – 207 rooms
- Class A office space – 100,000 sq. ft.
- Health and wellness center – 40,000 sq. ft.
- High-end steakhouse
- Retailers catering to the health-conscious lifestyle – 55,000 sq. ft.
Today, I am able to offer you the residential condominium units, which have just come on the market at pre-construction prices.
While the true benefit of living in the Aventura Park Square community will be the combined features of the development, the residential condominium will also have its own amenities. The fifth floor of the building will be an amenity deck that includes the following:
- Sunrise pool
- Fitness center
- Social rooms
- World-class dining and spirits
Additionally, the building will have 24-hour security, a concierge, front desk assistance and valet parking.
The residential condo at Aventura Park Square will be 12 stories, with units starting above the fifth floor amenity deck and atop four floors of parking.
Residences will have 10 ft. ceilings and will be delivered completely finished with porcelain tile flooring throughout, fully painted, with lighting fixtures and finished closets. The kitchen will have European-style cabinetry, designer fixtures and appliances, and quartz counter tops.
Owners may rent out their unit up to four times per year, with each lease being a minimum of three months in length. Approximate rental rates in the area are between $2.00-2.50 per sq. ft. in the area today but will probably be closer to $2.50 for new construction by the time the building is completed.
A Prime Location
The site for Aventura Park Square is located midway between Miami and Fort Lauderdale with easy access to roads that head in either direction. Aventura Mall, the fifth largest shopping mall in the U.S., is just a couple of minutes south.
Gulfstream Park with its refined adult entertainment including thoroughbred horse racing, Las Vegas-style slot machines and poker is close by. Adjacent to its clubhouse is The Village at Gulfstream Park, a vibrant city center of shopping, dining, nighttime entertainment and cultural activities.
The developer tentatively plans to begin site work on Aventura Park Square in early-2015. By mid-2015, plans are to break ground on the condo building. It is expected to be complete by mid-2017.
The condos come in one-, two- and three-bedroom floor plans. They range in size from 900 sq. ft. to 1,829 sq. ft. Prices start at $435,000 and go up to $895,000+.
