Hi!  Joel Greene here from Condo Hotel Center.  I hope you are enjoying your summer.  I just returned from a wonderful week-long vacation with my wife to Italy.  It was an amazing trip.  We toured all the great sights – the Colosseum, the Leaning Tower of Pisa, Michelangelo’s Sistine Chapel – and ate all sorts of delicious food.

We were looking to make this a once-in-a-lifetime experience and were up for anything.  Let me share one memorable event with you.

It was a dinner opera.  Yes, an opera.  I was born in the 60’s during the British Invasion, and I’ve always been partial to rock ‘n roll and, I hate to admit it, disco (did you just groan?).  Genres like classical music and opera have never been on my radar.  So when my wife suggested we go to a restaurant in Rome that had opera singers perform between dinner courses, I cringed.  But since new experiences were what this trip was all about, off we went to the opera. As it turns out, our visit to Tavernetta Della Signoria was great fun.  Since the performers sang in Italian, I have absolutely no idea what the opera was about.  Nonetheless, they sang with great emotion, and a plate of fettuccini alfredo never tasted so good.  So what does all this talk about opera have to do with real estate?  Well, in an amazing coincidence, when I got home from Italy, the very first new property I heard about was named Aria on the Bay.

Aria on the Bay will be a mixed use building with condos, shops and office spaces.

Aria on the Bay will be a 53-story tower located in the heart of the Arts & Entertainment District, in Edgewater, the neighborhood which is just north of downtown Miami.  It will have 647 condo residences, all with north or south exposure.

At 53 stories, Aria will be one of the tallest residential properties in Edgewater.

On the ground floor will be 40,000 square feet of retail space and several lower floors of commercial and office space.

Condo Features

The condos at Aria on the Bay will be expansive residences with spacious, open-concept layouts.  They’ll have 9-foot ceilings with floor-to-ceiling glass on all exterior walls.

Condos are available with one to three bedrooms, 813 sq. ft. to 2,365 sq. ft.

Every condo will have 10-foot deep balconies and be delivered decorator ready.  European-style kitchens with modern custom-designed cabinetry will complete the look.  Select units will even have private elevator access.

Floor-to-ceiling glass will offer spectacular views of Miami and the Intracoastal Waterway.

A First Class Developer Team

The developer of Aria on the Bay is a name well known to those of us in South Florida.  The Melo Group (Great band name!) is recognized as a leader in developing luxury residential high-rise developments.  It’s a father and sons team that has been building quality properties in the Miami Biscayne corridor and Brickell area since 2001.

The renowned architectural firm Arquitectonica is designing Aria on the Bay.

Architect and interior design on Aria is by Arquitectonica, the preeminent international designers of most of South Florida’s distinctive high-rises. Their landscaping company, Arquitectonica GEO, is designing the grounds.

Every condo will have 10-foot deep balconies.

A Great Location

As I mentioned earlier, Aria on the Bay will be located in the Arts & Entertainment District of Miami.  That means residents will be within walking distance of the new Adrienne Arsht Performing Arts Center where you can take in a ballet, symphony or (wait for it…) opera!

Or visit The Arts & Science Museums and Miami World Resort for shopping and entertainment along with a myriad of dining options and boutiques.

A Publix Supermarket, the Bayside Marketplace, and the American Airlines Arena where the Miami Heat play (sans LeBron James), are just a few blocks away.  Also, it’s just 10 minutes to the beaches of Miami Beach, Brickell’s financial district, the Design District, Wynwood and Midtown.

American Airlines Arena, home of the Miami Heat, is just two minutes south of Aria.

Just outside Aria on the Bay is the eight-acre, waterfront Margaret Pace Park, which features a variety of sports fields, tennis and basketball courts, playgrounds, jogging course, and barbeque areas.

Miami International Airport, the Port of Miami, Coconut Grove, and Coral Gables are also nearby.

Aria on the Bay will be located in the Arts & Entertainment District of Miami.

Area Rental Rates

If you’re looking for a South Florida condo that you could perhaps rent out at times, you’ll find rental rates for the area are impressive.

The Melo Group, known for luxury residential high-rises, is developing Aria on the Bay.

At the nearby Paramount Bay, comparable one-bedroom condos rent for $3,300-$3,600 and two-bedroom condos go for $4,000+.

Pre-construction Prices

The developer expects to break ground on Aria by the Bay toward the end of 2014. Completion is tentatively planned for the first quarter of 2017.  However, condos can be reserved now at pre-construction prices with a 10% deposit.

Construction on Aria should start this year and will be complete by early 2017.

Choose from one-, two- and three-bedroom condos, ranging in size from 813 sq. ft. to 2,365 sq. ft.  Prices range from $338,900 to $1,645,900.

Condos at Aria can be reserved now at pre-construction prices.

Italy, I Highly Recommend It

As I mentioned at the top, my wife and I enjoyed our visit to Italy tremendously.  We can hardly wait to go again someday, perhaps when we can spend more time really getting to know the culture, the history and the people.  For now. we’ll just have to be content eating the occasional meal at Olive Garden and perhaps, every once in a while, tuning the car radio to opera.
