I grew up in Miami Beach. For most of my childhood, my family lived in an apartment on 74th Street. Although I didn’t truly appreciate it at the time, it was a great place to be a kid.
My apartment building had a large swimming pool, perfect for endless rounds of Marco Polo. Across the street was a city park where my friends and I played tennis and hit baseballs without the risk of breaking any windows. And just three blocks away were miles of uncrowded sandy beaches.
This week I learned of a new high-rise condominium that will be built on 72nd Street, just two blocks from my old apartment! 72 Park will be a 22-story building with 206 modern residences. It can be used as a primary residence, a second home or, for investors, a rental property.
The property was originally planned as an apartment complex. But with a limited supply of condos on Miami Beach that allowed short-term rentals, the developer converted the plans into a condominium that would address this need.
Condo buyers will have the opportunity to place their unit into the onsite management program or rent the condo out on their own using any platform like Airbnb, VRBO or Booking.com.

Charming North Beach
When you mention Miami Beach, most people picture South Beach with its many Art Deco hotels, sidewalk cafes and crowded beaches. But just a few miles north is North Beach. And it has its own version of charm.
Instead of catering to tourists, the shops and restaurants are made for the locals. Parks, beaches, and bays abound, along with a wide assortment of recreational, cultural, and dining opportunities. Construction on 72 Park began summer 2022. Estimated completion is summer 2024.
Residences can be reserved now at preconstruction prices. Choose from condos with one to three bedrooms, ranging from 466 to 1,177 sq. ft.
All residences will be delivered fully furnished and ready for occupancy, whether through the rental program or for owners themselves. Prices start at $719,000 and go up to $2,200,000.

A Historic Landmark & Live Music Venue
As I mentioned at the top, I grew up just two blocks from the site where 72 Park is under construction. One memory I have of that neighborhood is the local bandshell, an outdoor amphitheater built in 1961 close enough to the beach to feel the ocean breeze.
The bandshell was the location of many community events like square dances, the annual Halloween costume contest and the seasonal Mike Douglas Show tapings. The venue has undergone various transformations but still exists in its original form today. It’s on the National Register of Historic Places and is considered a prime example of MiMo (mid-century Miami Modern) architecture. Every year it hosts 100+ concerts, festivals and special events.
