5300 Paseo in Downtown Doral, Florida

New Luxury Condo in Master-Planned City

It begins with the husband-and-wife team of Alfred and Doris Kaskel, who built a fortune as New York developers and then moved to South Florida with the dream of building a golf course.  In 1959 they purchased a swampy, undeveloped 2,400-acre plot and envisioned a world-class golf country club.

If you’ve ever seen photos of the Everglades, you can picture this property.  It had no commercial areas or grocery stores.  Most streets weren’t paved.  The only entities thriving were dairy farms.

The Kaskels named their new development “Doral,” a combination of their names Doris and Alfred.  They brought in renowned golf architect Dick Wilson to design the first 36 holes of their golf course, which today are known as the resort’s Red Course and the legendary Blue Monster.

It wasn’t long before family friends Bob Hope and Jackie Gleason became frequent guests at the new Doral County Club. Soon a whole city began cropping up around the resort, and in 1962, the PGA Tour decided to move its annual Miami event to Doral.

Billy Casper won that inaugural tournament, the Doral Country Club Open Invitational, and pocketed a cool $9,000.  The $50,000 purse was the highest ever at that time.

Since its founding as a golf community, Doral has grown tremendously.  Incorporated in 2003, today it is a beautiful and prosperous city.  Prestigious multinational companies, businesses of all kinds, franchises, banks, leading television networks, hotels, schools, etc. have committed to this city. And now it is embarking on the next stage in its development, Downtown Doral.

Downtown Doral will be a 120-acre, family-oriented, city within a city.

Downtown Doral will be a 120-acre, master-planned community by Codina Partners at a cost of over $1 billion.  The goal, said Codina Partners Executive Chairman Armando Codina, “is to create a live, work, learn and play community, where families can enjoy the fruits of urban life — while spending less for housing than they would in other such enclaves of Miami-Dade.” And that brings me to today’s featured condominium property, which will be located in Downtown Doral.

At 20 stories tall, 5300 will be one of the tallest buildings in Doral.

5300 Paseo is the second of nine condominium buildings to be built in Downtown Doral.  The first one, which I featured back in November 2013, is already more than 80% sold out.

Pre-construction Pricing

Construction on 5300 Paseo is expected to begin in January 2015 and to be complete by June 2016.  However, the condos can be reserved now at pre-construction prices with a 10% deposit.

Choose from one-, two- and three-bedroom condos, ranging in size from 755 sq. ft. to 1,927 sq. ft.  Prices range from $285,520 to $869,000.

Doral Comes of Age

When I started this Property Alert, I told you how Doral’s past is all about golf.  Here are a few more historical tidbits.

The Doral Country Club Open Invitational, now dubbed the WGC-Cadillac Championship, is the third-longest running Tour event, behind only the Masters and the Colonial.

It has provided many great moments, including Greg Norman’s Sunday 62 in 1990, which led to a playoff win; and Tiger Woods and Phil Mickelson’s Sunday shootout in 2005, when Woods prevailed by one.

Jack Nicklaus won this event twice.  Raymond Floyd and Greg Norman match Woods with three titles. There’s some serious history here.

As for Billy Casper’s $9,000 winner’s check from ’62, things have changed a bit. The 2014 champion Patrick Reed snared $1.53 million out of a $9 million purse.  Now that’s progress.
