First Condo Development in Master-Planned City

When my nephew was about 10 years old (he’s now 21), he loved playing with Legos. Using those plastic bricks, he’d design entire cities complete with houses, schools, parks and more. I was reminded of that recently when I learned about a master-planned city near Miami soon to be developed.

Downtown Doral is a 125-acre site soon to be transformed into a master-planned community. Much like my nephew’s Lego-built cities, it is designed to be a self-sustaining place where people can live, work and play. It will offer all the conveniences and amenities of city life but also all of the open space, recreational opportunities and natural appeal of suburban living.

Everything about Downtown Doral has been conceived from the outset including 2,840 residences, almost 1 million square feet of office space and 180,000 square feet of retail space.

The developers and the city government have an organized and practical plan for growth as opposed to the haphazard development most cities see over the course of several years or decades.

Like the mini cities my nephew built out of Legos, Downtown Doral is for people to live, work & play.

My featured property for you today is 5252 Paseo, one of nine condominium buildings to be built in Downtown Doral. This one will be the first, and therefore, the best buying opportunity as future buildings will no doubt be more expensive.

Pre-construction Pricing

5252 Paseo will have a total of 203 condos beginning on the third floor, above an exquisitely-appointed two-story lobby. Floors 3 to 19 will have 12 condos per floor. Floors 20 and 21 are penthouse floors with only six units per floor, all with an impressive 10-foot ceiling height.

Construction is scheduled to begin summer 2014 and to be completed by the end of 2015. Choose from one-, two- and three-bedroom units ranging in size from 755 sq. ft. to 1,927 sq. ft. Pre-construction prices range from $250,000 to $870,000. Units can be reserved now with a 10% deposit.

Construction on 5252 Paseo is expected to be complete by the end of 2015.
