Hello. Joel Greene here from Condo Hotel Center. Now that the warmer temperatures have arrived and the snow has melted, I hope you’re able to get outside and enjoy the spring weather.
Here in Miami, we don’t really have much of a spring. We go directly from our version of winter, 70s, right into summer, 90s.
There’s really not much in between, which is fine with me. As soon as the temps rise, my family enjoys weekends at the beach, boating and other outdoor activities. I recently took my girls snorkeling. We had such a great time looking at fish and the coral reefs.

Like so many of the developments we’re seeing these days, 26Edgewater will be a mixed-use building, which means in addition to residential condos, it will have over 10,000 square feet of retail and restaurant space on the ground floor.
26Edgewater will have a contemporary architectural design and be LEED-silver certified. LEED-certified buildings save money and resources and have a positive impact on the health of occupants, while promoting renewable, clean energy.
26Edgewater will be located in Miami’s fast-growing Edgewater neighborhood. A 10-story, boutique-sized building, it will have only 86 one- and two-bedroom residences.
In this development, the focus is on smaller units at more affordable prices. They’re ideal for a single person or couple, a family that wants a second home, or the international investor who’s looking for future income without investing a lot of capital up front.
26Edgewater’s amenities will be located on its expansive roof top deck. They’ll include:
- Roof top lounge including bar and full catering kitchen
- 5,000 sq. ft. sundeck with heated roof top pool and
- Fitness center overlooking the pool and sundeck
- 10,000 sq. ft. retail
- Front desk and full time concierge
- 24-hour security
The individual condos will be delivered ready for furnishing. They’ll have views south, downtown Miami, or north, overlooking the Edgewater neighborhood. Among the features of the condos will be:
- Porcelain wood floors
- 9-foot high ceilings
- Floor-to-ceiling impact glass windows and sliding doors
- Expansive terraces with glass for unobstructed views
- Select residences with lanais
The kitchens will have:
- Premium Italian-inspired kitchen cabinetry

Edgewater Has Lots to Offer
26Edgewater will be located, as the name suggests, in Edgewater, Miami’s hottest new district and close to arts, culture, shops, restaurants, cafes and clubs.
The Adrienne Arsht Center for the Performing Arts is just five minutes away. It’s only two minutes to the Wynwood Arts District, home to over 70 art galleries, retail stores, antique shops, eclectic bars, and one of the largest open-air street-art installations in the world.
Also close by is the Miami Design District, which is made up primarily of old warehouses that have been converted into designer shops, art galleries, restaurants and cafés.
26Edgewater is only nine minutes to the American Airlines Arena, which has year-round shows and concerts. It is also home to the Miami Heat.
Additionally, 26Edgewater is also a short drive to South Beach, downtown Miami, Miami International Airport and the Port of Miami, where the large cruise ships dock.
26Edgewater as an Investment
If you’re interested in 26Edgewater as a rental property, I think you’ll see it has great appeal. Approximate rental rates in the Edgewater area are $2.20-2.30 per sq. ft., but it would be hard to find a one-bedroom apartment in this area for that low.
Developers are expecting 26Edgewater to command monthly rental rates of $1,600-$1,800 for a one-bedroom unit, $2,000-$2,600 for a two-bedroom unit, and $2,600-$2,750 for a penthouse unit.
Prices Start at $275,000
Construction on 26Edgewater is expected to begin by the end of summer 2015. It should be complete by early 2017. Units will be small and inexpensive. The condos come in one- and two-bedroom floor plans, ranging in size from 560 to 998 square feet. Prices start at $275,000 and go up to $552,000. The units can be reserved now with a deposit.
