A four-diamond property, Alaia, Belize will be the first Marriott in Belize and part of Marriott’s exclusive Autograph Collection®, which consists of about 150 finely crafted, boutique hotels around the world.
Alaia, Belize will operate as a condo hotel, encompassing 71 oceanfront condos and 8 beach villas. An additional 17 condos from Banyan Bay, an existing property nearby, will each get an $80,000 makeover and be added to the Alaia, Belize resort.
All of the condos and villas will be eligible for the onsite rental program, which will be operated by Marriott. Owners can use their vacation home for up to six weeks per year. When not in-residence, Marriott will rent out the home, generating revenue for the owner that offsets their ownership costs.
Alaia, Belize will be one of the country’s first branded, and most upscale developments. The small, Caribbean nation has seen impressive tourism growth in the past few years.
The resort will have over 1,000 sq. ft. of white sandy beach and a host of luxurious amenities including:

Additionally, residents will have access to room service, beach and poolside attendants, an adventure concierge to book tours, a hotel concierge, and an airport shuttle service. The property will have 24-hour security.
The condos and villas at Alaia, Belize will be delivered with all its furnishings, fixtures, housewares and linens, turnkey ready for occupancy. They’ll feature open-concept designs and have spacious balconies. The kitchens will have stainless steel appliances and high quality cabinetry and countertops. Villas will have their own private plunge pools.
As a member of Marriott’s Autograph Collection, Alaia, Belize will benefit from Marriott’s worldwide reservation system. For the first two years, owners will be required to participate in the rental program. After that two-year period, they may leave their condo hotel unit in the rental program and continue to receive revenue or they can choose to keep it or use it only for themselves.
Groundbreaking on Alaia, Belize took place in December 2017. Construction is progressing ahead of schedule with completion expected by December 2020. The project is fully funded with no debt.
Alaia, Belize is set on Ambergris Caye, which at just 25 miles long, is the largest of Belize’s coastal islands. Golf carts are the main form of transportation along the sandy roads. Just outside Alaia are plenty of exciting adventures in the form of preserved Mayan temples, jungles, rainforest canopies and archaeological sites.
Philip Goldson International Airport just northwest of Belize City receives direct and non-stop international flights from major cities across the United States, including Miami (two hours), Dallas (three hours), New York (four hours) and Los Angeles (five hours).
Buyers at Alaia, Belize can choose between studio, one-bedroom and two-bedroom condos and also three-bedroom beachfront villas. All homes will have private balconies.
Prices range from $229,900 to $1,399,990 including furnishings, appliances, linens and kitchenware. Financing is available.
