As you may know, my family and I live in south Florida. We’re less than a half hour from both the Miami and Fort Lauderdale ports where the massive cruise ships dock. So naturally, taking cruises has been our summer go-to vacation many years.

If you’ve ever been on a cruise, then you know one of the benefits is that it’s so easy to plan. Your accommodations, dining, entertainment and activities are all right on-board. And there’s plenty to keep everyone in your family occupied and well fed.

The property I have for you today is about the closest you can come to experiencing a cruise ship vacation on land, complete with tropical weather and tons of amenities all on premises. Read on for details.

Regatta Blue Bay Residences will be a five-star beachfront condo hotel in the Dominican Republic overlooking the Caribbean Sea. It’s located in Playa Nueva Romana, a 2.5 square mile development that currently includes two hotels with casinos, two golf courses, beautiful beaches, a marina and various retail businesses.

Entrance into Playa Nueva Romana is not open to the general public so all of the amenities are there for the use of resort owners and guests only.

As a condo hotel, owners will be able to place their unit in the rental program and receive revenue.

Regatta Blue Bay Residences will consist of 18 five-story buildings with a total of 226 condo hotel units, including 69 private units on the first floor and 66 penthouse units on the top floors. Owners of the units can use their condo as much as they’d like and have the option of placing it into the property’s rental program when they’re not there. The revenue generated by the rental will help defray the costs of ownership.

The resort will have multiple pools and plenty of deck space for enjoying the abundant sunshine.

As I mentioned at the top, this property is similar to a cruise ship in that everything you could want for a wonderful vacation is available within steps of your accommodations.

The amenities include:

  • 1.3 miles beach with private access
  • 2 adult pools with integrated Jacuzzis
  • 2 kids pools
  • 2 bars that serve inside and outside by the pools
  • Restaurant overlooking the sea with 100-person capacity
  • Beach club with restaurant and infinity view pool
  • Snack-bar with wood oven and grill
  • Fully-equipped gym
  • Spa with sauna and massage area
  • Indoor gaming area for adults
  • Several outdoor play areas for teens
  • Lounge and relaxation areas
  • Private amenities just for kids: a nursery, sand area with games, movie theater, video games, playground and dancing fountains

Owners of Regatta Blue Bay can use all amenities in the Playa Nueva Romana development.

In addition, the full Playa Nueva Romana development includes the following amenities, which Regatta Blue Bay owners can access:

  • 2 hotels with casinos
  • Restaurants
  • Grocery store
  • Shopping mall
  • Private marina
  • Professional 18-hole PGA golf course
  • Sports area with tennis court, football, basketball and volleyball
  • An additional executive 9-hole golf course

The resort has an 18-hole and a 9-hole golf courses.

Services include:

  • 24-hour security
  • 24-hour room service
  • Multi-lingual concierge
  • Beach and pool-side services
  • Pool and in-room massages
  • Housekeeping
  • Children’s nursery
  • Golf privileges at local golf and fitness clubs
  • Access to private casinos in adjacent hotels
  • Airport shuttle

Each of the condo hotel units overlooks the pool or the beach.

The Condo Hotel Units

The developer is offering a variety of floor plans with one, two and three bedrooms. The units feature open concept designs with balconies in both the living room and master bedroom. Italian travertine marble floors are laid throughout and all bedrooms have private bathrooms.

An open-concept design makes the units feel spacious and inviting.

In the Dominican Republic, units are sold without furnishings or appliances. However, to participate in the condo hotel rental program, buyers will have to purchase a furniture and appliances package. Prices available upon request.

Units are delivered unfurnished. A furnishings/appliances package is available for purchase.

A Central Location

You’ll find everything you want in and around Regatta Blue Bay and the Playa Nueva Romana development. If you’re interested in touring the local area, you can take excursions to diverse cultural and ecologic villages that include plantations of sugar cane, coffee and cocoa.

Visit a vibrant open-air agricultural market in nearby Bayaguana or swim at the spectacular waterfalls of Salto Alto de Bayaguana.

Regatta Blue Bay is 45 minutes from Santo Domingo, the capital, and 55 minutes from Punta Cana, which is known for its spectacular beaches, ecological park, golf courses and zip-line adventures.

Construction Is Underway

Construction began on Regatta Blue Bay the summer 2017. The first phase units will be ready spring 2019. The entire project will be operational at that point with the first phase of rooms, pool, restaurant and spa open.

Depending on how quickly units sell, the rest of the project with all the additional units of the resort are expected to be complete in four years, 2022, but possibly sooner.

Affordable Pricing for an Oceanfront Home

Buyers can choose between one-, two- and three-bedroom condo hotel units, ranging from 861 sq. ft. to 3,121 sq. ft. for the largest penthouse. Pre-construction prices range from $168,000 to $505,038.

These prices do not include furniture and appliance packages, which are being offered separately. Condo hotel units can be reserved now with a deposit of $1,000. Buyers who visit the property in order to make their buying decision will be reimbursed up to $2,500 for the cost of their travel if they purchase a unit.

Pre-construction prices for condo hotel units start at $168,000.

Remember, these units offer the opportunity to earn revenue when you’re not in residence. The developer is guaranteeing no less than 3.5% returns for five years (with certain provisions regarding owner usage), although they believe the returns will be much higher.

Back to School

As fall approaches, my girls have returned to the University of Central Florida where they’re both juniors this year. Jackie and I just visited them over the extended Labor Day weekend and got to spend a bonus day with them at  The Grove Resort & Spa Orlando.

The Grove Resort is a spectacular Orlando condo hotel with units available from about $315,000.

You may remember that’s a condo hotel property in Orlando that I’ve featured in the past. The resort’s water park is now open as are the restaurants, shops, cafes and more. Great place for families and only minutes from Disney World!
