Condo Hotel, Miami Beach, Units Start Under $300,000

About a week ago, I went to a party for my mother in law. The occasion was a milestone birthday. Louise turned 75. Surrounded by friends and family, it was heartwarming to see how much she is loved.

Last year I too celebrated a milestone birthday. I turned 50. And next month my wife Jackie will do the same (Please don’t tell her I told you.).

Last week I learned of plans to build a condo hotel in Miami Beach on infamous Collins Avenue, not more than five minutes from where I grew up. All of my youthful milestones like learning to ride a bike, graduating high school and eventually even getting engaged to Jackie occurred within minutes of this location.

Now, I’m happy to see this part of Miami Beach being revitalized and energized with new construction and luxury properties.

Read on for details about this boutique condo hotel coming soon to one of my favorite areas in South Florida.

6080 Collins Avenue Beach House will be located in Mid-Beach.

Boutique Condo Hotel in Mid-Beach

6080 Collins Avenue Beach House will soon be built on one of the last vacant pieces of land in Mid-Beach. Where’s Mid-Beach? It’s set mid-way between trendy South Beach and ritzy Bal Harbour.

The property will be a 70-room condo hotel directly across from the beach. It will cost $30 million to develop and will feature Streamline Moderne architecture, a late style of Art Deco design.

High Style, Low Rise

At six-stories tall, 6080 Collins Avenue Beach House will be a low-rise building. There are three ground-level lanai units on the east side, and the rest of the condo hotel units begin on the third floor. The second floor is parking.

The condo hotel will be six stories tall with a beautifully appointed lobby.

Building amenities include:

  • Rooftop pool
  • Rooftop fitness facility
  • Water wall

The individual condo hotel units at 6080 Collins Avenue Beach House will have thoughtfully designed floor plans, exquisite furnishings and the latest technology for home automation.

The condo hotel units will be delivered fully furnished.

Mid-Beach Is Hot

Roughly spanning Collins Avenue from 23rd Street to 63rd Street, Mid-Beach, where 6080 Collins Avenue Beach House is to be located, is a quiet escape from the Ocean Drive crowds but close to all of Miami Beach’s and Miami’s main attractions.

The past 18 months have seen a flurry of new hotels, restaurants and lounges come to Mid-Beach, making it Miami Beach’s new hotspot.

The community has sandy beaches, green parks, golf courses, marinas, restaurants and retail shops.

Within 10-15 minutes in any direction, you can reach the action on South Beach and the convention center, the upscale Shoppes of Bal Harbour and Lincoln Road, downtown Miami, the New World Symphony, the Port of Miami and the Miami International Airport.

Optional Condo Hotel Rental Program

Owners at this property will have an opportunity to participate in a professionally-managed rental program. One-bedrooms will likely rent for between $160 and $350 per night, depending on the season.

Owners will have the option of placing their unit into the hotel rental program for revenue.

If you choose to place your unit in the rental program, you will be restricted to 30 days usage per year, with no more than seven days in a row of occupation, but electing to place your unit into the program is entirely optional.

The hotel will be managed by Eskape Collection, experts in the hotel and serviced apartment sector and with several other Miami Beach hotels under its operation.

Construction Schedule & Pricing

Construction is expected to begin toward the end of this summer with an approximate 10-month period to complete construction. The condo hotel should be open by the third quarter of 2016.

Prices start at under $300,000 for a studio condo hotel unit.

The fully furnished units will be studios, one-bedrooms, and one-bedroom corner units. They’ll range in size from 365 square feet to 553 square feet. They range in price from $262,600 to $402,850 and can be reserved now with a 10% deposit.

Let me add that this is the first new condo hotel to be offered on Miami Beach since 1 Hotel and Homes back in January 2014. And those unit prices started north of $1 million!

So if you’ve wanted to buy a condo hotel in Miami Beach for some time, and especially if your budget is under a million, this could be your best opportunity. I encourage you to move quickly though, as with only 70 units, this condo hotel is likely to sell out fast.

Celebrating the Milestones

As I mentioned at the top, next month I’ll be celebrating my wife’s 50th birthday, mine having already passed. We’ve got plans to go to a quaint bed and breakfast up in the Palm Beaches.

Fifty is the new 30. At least, that’s what Jackie and I keep telling ourselves!
