PRIVATE REAL ESTATE CLUB
Although we at Condo Hotel Center
basically offer three products to our clients (condo
hotels, private residence clubs and hotel residences),
we are pleased to present another way to participate
in these real estate investment opportunities and
earn substantial returns.
We have developed a relationship with
a non-publicized private real estate club. This club
buys condos and condo hotels in bulk at discounted
prices and with extremely favorable terms, usually
in the pre-construction phase.
When your unit is sold
for you down the road, but before closing, it does
so at an appreciated price. As a club member, you
participate in the increased price and profits.
The club has been in existence for
over eight years. It is managed by experienced and
savvy executives, and their investment track record
far exceeds that of a typical investor. In fact, their
deals usually generate strong double digit returns
for their members with zero risk of loss of capital.
On average, the club spends $70 million
each month, and has approximately $2 Billion in property
under contract at any given time. Most of these properties
are well known and in proven growth areas.
Here are the facts related to the
real estate club:
- The club is a unique one-of-a-kind
entity made up of people who are a whos who
in business. They are prominent business people
from around the nation, all of whom share an interest
in investing in large-scale real estate developments.
- On average, when you become a
member, the club will present to you at least four
investment opportunities per year that you may participate
in.
- When you buy a condo or condo
hotel unit, the safety of your money is
ensured
because you will write your check directly to the
title company or escrow agent of the developer.
The contract will be in your name, not the clubs.
The deposit money is always held in an FDIC-insured
account. If it is an interest-bearing account, the
interest belongs to you.
- As in any investment, you are
invited to bring in at anytime your own lawyer,
accountant, investment advisor, etc. to inquire
more deeply or pose whatever questions they feel
are pertinent to making an investment in real estate
opportunities provided through the clubs efforts.
- The club limits its number of
members so as to assure that each will have ample
opportunity to make several purchases each year.
A recent increase in the supply of real estate product
allowed the club to re-open admission after it had
been closed to new members for two years. How long
it will remain open is uncertain.
