My Background
By way of experience, I'm a long time real estate
investor, having purchased my first rental property
back in 1984.
Over the last 23 years I've purchased
and sold many millions of dollars of real estate,
every conceivable way imaginable, including seller
financing, discount mortgages, lease options, 1031
tax-free exchanges, and now, using pre-construction
reservations (my favorite).
I have a Masters Degree from George
Washington University in Investments and Finance.
I'm a retired CPA and Certified Financial Planner,
(retired before I reached 50 - which was a goal of
mine).
I've owned my own businesses, with
as many as 123 employees (the reason for my gray hairs),
and helped small business owners generate over $100
million in sales over the years.
A New Approach
to Real Estate
Eventually I decided to turn my real estate investing
activities into a second career, as a Real Estate
agent, but that came later in life, as my friends
and colleagues, knowing of my real estate acumen,
asked for my help. But I knew that I didnt have
the temperament for the traditional ways of assisting
buyers and sellers, driving around town all day, holding
open houses, etc.
And I didnt want to limit my
services to clients by the old way of doing things.
After all, this is the age of the Internet, and if
you can invest in companies located around the world,
I thought, you should be able to buy real estate around
the world.
But how?
Thats when I discovered Condo
Hotel Center, a Florida-based company that is part
of a new breed of Realtor, the Internet broker. The
company was selling condo hotels
located all over the globe to buyers from all over
the world via the web.
With its emphasis on simply providing
the best, most comprehensive information to its buyers
(no pushy salesmanship), I knew I liked their non-traditional
approach to real estate brokerage.
The Appeal
of Condo Hotels
Why sell condo hotels as opposed to traditional residential
or commercial real estate? I liked the idea that condo
hotels are a relatively new way of owning residential
assets.
They let the "little guy"
like me, and perhaps you, buy a one-, two- or three-bedroom
condo in an area we want to vacation in anyway and
have someone else deal with the hassles of maintaining
it and renting it out when we aren't there. That's
why I own three condo hotel units of my own.
With 70+ million baby boomers, and
many trillions of dollars freeing up in their pension
and retirement plans, I figured others may want to
do with their retirement funds what I’m doing with
mine. And sure enough, they do! After all, who wouldn't
like the idea of getting tax benefits, a luxurious
second home, and appreciation potential all rolled
into one!

Here I am with my wife Elizabeth, our
daughter Adrianna, and our son Matthew at the Miss
America pageant where Adrianna was a finalist for
the Miss America Quality of Life award.
My Approach
I consider my perspective as fairly entrepreneurial
and investment oriented. My orientation isn't sales
as much as consulting, since that is what CPA's and
CFP's do. I'm very sensitive to the needs of professionals,
the self employed, and sales executives, having walked
a mile in all of their shoes.
I'll be much more blunt with you in
offering my opinion of your decisions, again, because
my clients used to pay me for my advice. I'll even
send you off into another part of the country when
I feel there is a better opportunity outside of my
sales territory based on your goals and objectives.
I can't tell you how often I end up
talking prospects OUT of doing something rather than
into doing something. So if you want a straight shooter,
"just the facts," give me a try, no matter
