Own Quarters, England

The Concept
A bit of a twist on the fractional concept. This is not a large resort or condo complex. In England, the maximum number of people who can own a property is four, and quarter-freehold ownership is becoming popular. Each owner has a fourth of the freehold and is bound by an owners' agreement with the other three owners.

Own Quarters has individual properties in England (and soon in other European countries) and has established a format for four people to each purchase a ¼ share in that property. Each owner has a freehold interest and receives a deed. Own Quarters looks after the house, pays the bills and offers concierge services. As an owner, you just show up and enjoy your vacation.

The company sets up a "Club of Four" - four individual families each owning a quarter of the freehold. They occupy the house under an Owner's Declaration of Trust. This Trust Agreement also covers decision-making issues and resale procedure. House Rules cover how the property is treated. The Management Agreement puts in place the management of the property by Owners Quarters.

Own Quarters is not a time-share organization. Own Quarters' job is to put together a 'Club of Four' and to provide a fully serviced and maintained cottage or flat.
