TIMING A PURCHASE
AT THE
COSMOPOLITAN RESORT, LAS
VEGAS

Q: I am interested
in a studio unit at the Cosmopolitan Resort in Las
Vegas and would like to get in early. Am I too late?
I just found out about this condo hotel and Condo
Hotel Center this evening (March 5, 2005).
A:
I never like telling people that they are too late,
but it is the ninth inning, you are down 13-1, you
have two outs and your pitcher is on deck, and he's
a little bit gimpy with a twisted ankle and a groin
pull, plus he's a little down on himself after giving
up 13 runs in the ninth with two outs after his team
spotted him a one run lead in his attempt at his first
career perfect game.
Seriously, as of March 1, 2005, I was informed that
the Cosmopolitan Las Vegas had sold over 1,300 of
the 1,400 condo hotel units that they planned to sell
at this time. (I personally sold a lot of them myself,
and they went faster than free beers at a college
frat party!)
Prices have escalated over (are you
sitting?) $200,000 more than if you contacted Condo
Hotel Center one month ago for a studio. Let me know

There will be another shot in a few
months when the Cosmopolitan releases the balance
of its 2,200 units for sale or when some of these
reservations fall out, but your better buying opportunity

If I go through you/Condo Hotel Center instead of
dealing directly with the Cosmopolitan, the Conrad
Majestic, or MGM's sales offices direct, what is the
advantage?
A:
The price will be exactly the same to you either way.
The only question is who receives the commission from
the seller. Do you want the guy who is looking out
for your best interests (a.k.a. me) to receive half
of the commission, or do you want the on-site salesperson,
who is there only to represent the seller's best interest,
to get 100% of the commission himself for simply placing
your order?
