MIAMI BEACH - TROPICAL,
YET URBAN
If you're considering the purchase of a condo hotel unit
in Miami Beach, you might be interested to know:
The City of Miami Beach is a global center for the entertainment
industry. Film, television, music, fashion, new media,
and the performing arts make up the fastest-growing
segments of the Miami Beach economy. Among the corporate
participants are William Morris Agency, Tim/Warner
Music International, Columbia TriStar International
Television, Sony Music International, MTV Latin America,
CBS International, Nickelodeon Latin America, Playboy
TV International, Ford Models and Elite Models.
It's not just the weather! It's the warmth of its business
climate. That's why hundreds of businesses relocate
to this area every year and new businesses are continually
being established.
Ideal for trade shows and conventions. Miami Beach
offers everything necessary for a successful event:
great weather, fantastic meeting spaces, entertainment
and cultural venues. Currently being considered is
the expansion of The Miami Beach Convention Center.
The expansion would include a 60,000 square foot ballroom,
expected to be complete by 2008. One of the reasons
Miami Beach hotels and condo hotels do well is because
of this area's ability to attract large groups for
meetings, trade shows and conventions.
Over one billion dollars invested in hotels. Miami
Beach's hotel product keeps expanding and improving.
Big name franchises like Hyatt, Ritz-Carlton, Marriott,
Four Seasons and Trump International are prominent.
In recent years many historic hotels have been renovated
including the Biltmore Hotel, the Doral Golf Resort
and Spa, the Eden Roc Renaissance Resort & Spa,
the Fontainebleau Hilton, Loews Miami Beach Hotel,
and the Renaissance Miami Biscayne Bay Hotel. Rooms
in Miami Beach's most luxurious properties run up
to $1,000 a night.
Fast-selling condominium developments are hot!
Miami Beach attracts snowbirds (people that live up
north during the summer and down south in the winter),
investors, retirees and second home buyers. Condominium
developments with their panoramic waterfront views
cater to affluent buyers and sell out quickly.
Retail districts abound. Extraordinary shopping
centers and malls entice visitors from all over the
world. Trendy retailers like Versace, Armani Exchange,
Williams-Sonoma, Gap, Banana Republic, Ann Taylor
Loft, Victoria's Secret, Benneton, and French Connection
UK, all have a presence. In-store sales are as high
as $1,500 per square foot. Local residents account
for approximately 55% of all retail sales in Miami
Beach.
Recreational activities. Miami Beach has seven
miles of beaches, three golf courses and 20 public
parks. It also is just minutes from Miami's new theme
park, the 18-acre Parrot Jungle Island on Watson Island,
offering indoor and outdoor entertainment with park
views of colorful birds and tropical vegetation as
well as a 14,000 square foot Treetop Ballroom for
special events.
A prominent health care industry. Many world-renowned
doctors and specialists grace the halls of Mount Sinai
Medical Center and the Miami Heart Institute, the
city's largest employer, and South Shore Hospital.
Cultural organizations. Miami Beach offers culture
and the arts via the New World Symphony, the Miami
City Ballet, the ArtCenter South Florida and the Bass
Museum of Art. In nearby Miami, The Performing Arts
Center is currently under construction and is expected
to be completed in 2005. It would incorporate Miami's
opera, ballet and symphony into a single venue that
will also have the Infrastructure to accommodate meetings
and conventions. The new center is expected to rival
the Sydney Opera House.
