interesting situation to tell you about today.
Back on March 30, 2006 we introduced
you, our Property Alert subscribers, to a boutique-sized
Trump, five-star condo hotel, to be built on the Fort
Lauderdale Strip named the Trump Las Olas Beach Resort.
At Condo Hotel Center, we pride ourselves on getting
new property information to our subscribers as early
as possible so that you get first pick of the units
and are assured of first-tier pricing.
In the case of the Trump Las Olas,
that's exactly what we did. However, shortly after
sending out our Property Alert on this condo hotel,
the developer decided to make some significant modifications
to the master plan. Those changes are now complete
and are beneficial to buyers. (More on this in a minute.)
Additionally, we've had so many of
you express an interest in Trump condo hotel properties
that we thought we should take the opportunity to
reintroduce you to this terrific condo hotel while
units are still favorably priced at first-tier levels.

Trump Las Olas will be a five-star condo hotel located
in the heart of Fort Lauderdale Beach. It will be
a 12-story, 95-unit boutique property south of prestigious
Las Olas Boulevard, along the Fort Lauderdale Strip.
It will overlook the city's 23 miles of beach. An
L-shaped, tiered building, all units will face North,
East or West, providing views of the Atlantic Ocean,
the Intracoastal Waterway or the Bahia Mar Marina.

If you haven't been to Fort Lauderdale since your
college spring break, you haven't been to Fort Lauderdale.
Long gone are the rowdy beer-guzzling teens, raucous

me that some vestiges of the good 'ole days didn't

The city has evolved into one of the
country's most vibrant destinations. Luxury hotels
have replaced mom-and-pop motels and cheesy chain
hotels. The
Atlantic condo hotel (sold out except
for resales), a member of Starwood's Luxury Collection,
started the trend in the summer of 2004 with its luxury
condo hotel units, European-style spa and fitness
center.
Others like the St. Regis, Trump
International Hotel & Tower, the

Sizes & Construction
Trump Las Olas offers 40 different floor plans for
studio, one-bedroom and two-bedroom units. They'll
range in size from 446 square feet to 1,548 square
feet.
Construction began this summer and
should be completed in about 24 months, fall 2008.
Pricing
-- Whole Ownership vs. Fractional Ownership
Condo hotel units at Trump Las Olas range from $492,500
to $2,730,000. However, one of the major changes implemented
by the developer was to set aside 10 of the 95 condo
hotel units for fractional ownership.
If you think you'll only be using
your condo hotel unit approximately 21 days or less
a year, and you'd like to own a Trump but can't stomach
the price tag, fractional ownership is a viable option.
You can get a 1/17th fraction of a unit in the price
range of $95,000 to $300,000. (More details available
upon request.)

Available are studios, one- and two-bedroom
units, each with their own private balcony.
Get
Interest on Your Deposit
Another change the developer has made is to now offer
interest to those people who are willing to put down
more cash than the typical 20% that is required at
contract. This interest will be paid up until the
date that you close on and take possession of your
unit as follows:
- Deposit 50% cash down at contract,
receive a 5% return on your money.
- Deposit 75% cash down at contract,
receive a 6% return on your money.
- Deposit 100% cash down at contract,
receive a 7% return on your money.
The developer has had his condo documents
approved by the State of Florida, and his contracts
are ready to be sent out.
Move
Quickly to Get in at First-tier Prices
Currently at Trump Las Olas there are great units
from which to select, and they are available at first
tier pricing!
However, the sales team for this property is about
to unleash its marketing campaign tied in with the
Ft. Lauderdale International Boat Show, October 26-30,
2006. The Bahia Mar Marina, where the boat show is
held, is just across the street from the future Trump
Las Olas.
The sales team expects to generate
a lot of sales during the boat show as it attracts
some of the nation's wealthiest people (future guests
in your condo hotel unit). They've even built a showroom
where prospective buyers can see a typical kitchen
and bathroom.
Once sales take off, a first price
increase is expected to soon follow. So if you've
