Condo Hotel Center: Property Alert

October 19, 2006

Trump Las Olas Beach Resort

Ft. Lauderdale Boutique Condo Hotel

Hello, Joel Greene here from Condo Hotel Center. I have an interesting situation to tell you about today.

Back on March 30, 2006 we introduced you, our Property Alert subscribers, to a boutique-sized Trump, five-star condo hotel, to be built on the Fort Lauderdale Strip named the Trump Las Olas Beach Resort.

At Condo Hotel Center, we pride ourselves on getting new property information to our subscribers as early as possible so that you get first pick of the units and are assured of first-tier pricing.

In the case of the Trump Las Olas, that's exactly what we did. However, shortly after sending out our Property Alert on this condo hotel, the developer decided to make some significant modifications to the master plan. Those changes are now complete and are beneficial to buyers. (More on this in a minute.)

Additionally, we've had so many of you express an interest in Trump condo hotel properties that we thought we should take the opportunity to reintroduce you to this terrific condo hotel while units are still favorably priced at first-tier levels.

The Trump Las Olas Beach Resort will be a five-star boutique condo hotel in Ft. Lauderdale Beach.

Trump Las Olas Beach Resort
Trump Las Olas will be a five-star condo hotel located in the heart of Fort Lauderdale Beach. It will be a 12-story, 95-unit boutique property south of prestigious Las Olas Boulevard, along the Fort Lauderdale Strip. It will overlook the city's 23 miles of beach. An L-shaped, tiered building, all units will face North, East or West, providing views of the Atlantic Ocean, the Intracoastal Waterway or the Bahia Mar Marina.

The 95 units of the Trump Las Olas will offer spectacular views of the Atlantic, Intracoastal and Bahia Mar Marina.

Fantastic Amenities & Services
Amenities at the Trump Las Olas will include everything you'd expect in a five-star quality property:

  • Elegant and welcoming Arrival Court
  • Exquisitely-appointed two-story lobby café & restaurant with indoor/outdoor bar featuring panoramic views of the Atlantic Ocean
  • State-of-the-art fitness center featuring in-room or poolside massage
  • Heated swimming pool overlooking the Atlantic Ocean
  • Multi-lingual concierge and reception staff
  • Beach and pool-side services;
  • Estate-style butler service
  • Nightly turn-down service
  • Valets and doormen
  • Limousine service
  • Security service
  • Room service
  • Golf privileges at Weston Hills Country Club and Eage Trace, both private courses

The Appeal of Fort Lauderdale
If you haven't been to Fort Lauderdale since your college spring break, you haven't been to Fort Lauderdale. Long gone are the rowdy beer-guzzling teens, raucous MTV concerts, and Girls Gone Wild wet t-shirt contests. (Seems a shame to me that some vestiges of the good 'ole days didn't carry over).

In place of the spring breakers are wealthy families, many from Europe, who stay longer and spend far more than the college kids ever did. In the new Fort Lauderdale, prosperity reigns year-round.

Waterfront mansions. Private jets. Mega-yachts. Stretch limousines and sleek foreign sports cars. Five-star beachside hotels. Designer boutiques. Trendy spas. Scuba diving. Championship golf. A professional hockey team. Grand opera. Cabaret comedy. Hot new nightspots. Gourmet restaurants with celebrity chefs. You get the picture.

South Florida's see-and-be-seen locale is no longer the sole domain of SoBe, 30 miles south. Today Fort Lauderdale has come into its own, bringing culture, class, and a burgeoning sophistication.

Ft. Lauderdale has become a favorite destination for families, young professionals and European visitors.

Las Olas Boulevard, where the new Trump condo hotel will be located, is a tree-lined corridor of over 100 specialty shops, art galleries, entertainment venues and the best in fine dining.

Its Riverwalk Arts & Entertainment District is home to the Museum of Art, the Las Olas Riverfront, the Museum of Science and Discover, and the Broward Center for the Performing Arts.

As you walk along Las Olas, you can feel the energy. The sidewalks are filled with diners at cafes. By night, the club scene cranks up. No surprise that it's become a mecca for young professionals.

Ft. Lauderdale's Riverwalk is a scenic part of the city's Arts & Entertainment District.

Ambling along the Riverwalk, a 22-block brick-lined park promenade on the New River, you'll see exquisite new high-rises as well as relics of Old Florida at the 1910 pioneer-style Stranahan, the city's oldest structure, and the Old Fort Lauderdale Village and Museum.

Hop a water taxi to find out why the city is called the "Venice of America." The banks of the river, the Intracoastal Waterway and fingerlike canals are sprinkled with mansions owned by local celebs, like that of self-made billionaire Wayne Huizenga, owner of the Miami Dolphins and one of Fort Lauderdale's major benefactors.

Luxury condo hotels dot Fort Lauderdale's impressive coastline.

The city has evolved into one of the country's most vibrant destinations. Luxury hotels have replaced mom-and-pop motels and cheesy chain hotels. The Atlantic condo hotel (sold out except for resales), a member of Starwood's Luxury Collection, started the trend in the summer of 2004 with its luxury condo hotel units, European-style spa and fitness center.

Others like the St. Regis, Trump International Hotel & Tower, the Q Club Resort & Residences (to be run as a Hilton) and the W Fort Lauderdale Hotel & Residences, all first-class properties and all almost sold out, will soon join it.

Trump Ft. LauderdaleQ Club
The Trump International and the Q Club Resort are two of the luxury condo hotels being built in Fort Lauderdale.

Most of the older properties that remain have undergone significant renovations to keep up with their spiffy new neighbors.

Meanwhile, the beaches are still the main attraction. Stretching 23 miles, the strand has earned Blue Wave Beach certification from the Clean Beaches Council, which recognizes the nation's cleanest, safest and most user-friendly beaches.

The beaches of Ft. Lauderdale stretch 23 miles and have been awarded Blue Wave Beach certification.

Fort Lauderdale has also made a name for itself through its world-class port, Port Everglades. It is one of the busiest cruise ship ports in the world, spanning 2,190 acres, and welcoming 4-million cruise passengers annually, many of whom choose to spend a few days in the city before or after setting sail. Fifty-two ships from 19 cruise lines regularly visit the port each year.

Port Everglades, one of the busiest cruise ports in the world, brings 4-million cruise passengers a year to Ft. Lauderdale.

The city's high-tech airport, the Fort Lauderdale/Hollywood International Airport, serves over 17 million visitors per year and is continually expanding and updating.

If shopping is your thing, then you'll love Fort Lauderdale's Sawgrass Mills (pictured right). Billed as the world's largest outlet mall, it features more than 300 shops.

Other major malls include the Colonnade Outlet, a $28 million high-end fashion district, and The Galleria at Fort Lauderdale with high-status retailers like Neiman Marcus and Saks Fifth Avenue.

If you like a little nightlife, try your luck at the nearby Seminole Hard Rock Hotel & Casino. It features a 130,000 sq. ft. casino and a Las Vegas-style entertainment complex.

Seminole Hard Rock Hotel & Casino, just minutes from Trump Las Olas, opened in May 2004.

For sports fans, it's just a hop, skip and tackle over to Dolphin Stadium, home of the Miami Dolphins and Florida Marlins. As you can see, Fort Lauderdale isn't just for spring breakers anymore.

Year-round sunshine and tropical temperatures are a part of the Fort Lauderdale lifestyle.

The Developer of Trump Las Olas
The 550 Seabreeze Development partners, led by principals Eugene Kessler, one of the original partners of Turnberry Associaties, and his son, Stuart Kessler, have extensive experience in developing residential, hospitality, commercial and retail properties. They have a record of consistent profitability and quality construction standards, dating back to the 1970's.

Their proven professionalism, along with the Trump Organization's dedication to world-class hospitality services and amenities, virtually guarantee the stellar success of Trump Las Olas Beach Resort. Owners and guests will undoubtedly be pleased with the levels of comfort and luxury to be found here.

Every detail of the condo hotel units will suggest five-star quality and luxury.

Unit Sizes & Construction
Trump Las Olas offers 40 different floor plans for studio, one-bedroom and two-bedroom units. They'll range in size from 446 square feet to 1,548 square feet.

Construction began this summer and should be completed in about 24 months, fall 2008.

Pricing -- Whole Ownership vs. Fractional Ownership
Condo hotel units at Trump Las Olas range from $492,500 to $2,730,000. However, one of the major changes implemented by the developer was to set aside 10 of the 95 condo hotel units for fractional ownership.

If you think you'll only be using your condo hotel unit approximately 21 days or less a year, and you'd like to own a Trump but can't stomach the price tag, fractional ownership is a viable option. You can get a 1/17th fraction of a unit in the price range of $95,000 to $300,000. (More details available upon request.)

Available are studios, one- and two-bedroom units, each with their own private balcony.

Get Interest on Your Deposit
Another change the developer has made is to now offer interest to those people who are willing to put down more cash than the typical 20% that is required at contract. This interest will be paid up until the date that you close on and take possession of your unit as follows:

  • Deposit 50% cash down at contract, receive a 5% return on your money.
  • Deposit 75% cash down at contract, receive a 6% return on your money.
  • Deposit 100% cash down at contract, receive a 7% return on your money.

The developer has had his condo documents approved by the State of Florida, and his contracts are ready to be sent out.

Move Quickly to Get in at First-tier Prices
Currently at Trump Las Olas there are great units from which to select, and they are available at first tier pricing!

However, the sales team for this property is about to unleash its marketing campaign tied in with the Ft. Lauderdale International Boat Show, October 26-30, 2006. The Bahia Mar Marina, where the boat show is held, is just across the street from the future Trump Las Olas.

The sales team expects to generate a lot of sales during the boat show as it attracts some of the nation's wealthiest people (future guests in your condo hotel unit). They've even built a showroom where prospective buyers can see a typical kitchen and bathroom.

Once sales take off, a first price increase is expected to soon follow. So if you've been looking for a Ft. Lauderdale condo hotel, there is no better time to buy one than right now.
