Trump Ocean Resort Baja Mexico - Spa Tower

Priced from the mid $300,000s!

Joel Greene here from Condo Hotel Center. I just returned from a brief family get-together at a dude ranch in Central Florida. Yes, a dude ranch. Now I don't know about you, but I'd never been to a dude ranch before, and it seemed like it would be a fun thing to try, if only for a couple of days.

Our group consisted of my wife and I with our twin eight-year-old girls; my father/business partner, Sheldon Greene; and also my sister/business partner, Susan Greene, with her husband and two kids, ages 15 and 8.

The dude ranch was great fun. But let me tell you, this was no five-star condo hotel. Let's just say the accommodations were a little bit more rustic (log cabins with bunk beds), the meals not quite gourmet (hot dog and hamburger cookouts), and the entertainment not quite Las Vegas caliber (kids' talent show in which my 8-year-old niece was one of the star performers by virtue of being able to burp her ABCs).


Here's the dude ranch gang from our family get-together just before we "attacked" the rock climbing wall.

The activities were what made the event, especially for the kids - rock climbing, swimming, tennis, horseback riding, paintball and fishing. All in all, it was a wonderful weekend. (You can view more of the pictures here.)

This weekend made me appreciate the benefits of getting together with family. And the rustic nature of the dude ranch made me think how nice it would be to have a luxury vacation home. That brings me to today's Property Alert.

Trump Ocean Resort in Baja, Mexico
A few months ago, we introduced you to the Trump Ocean Resort in Baja, Mexico, and hundreds of you expressed an interest. In fact, the first building, called the Lobby Tower, set a record for the highest single-day residential sales in Mexico at $120 million. While those of you who acted quickly were able to secure units, some of you were shut out, and the least expensive units were, of course, the first to go.

Now, you have an opportunity to participate in the release of Trump Baja's second phase, the Spa Tower. And the good news is, there are some of those less-expensive units available. Prices start in the mid $300,000s.


Five-star Luxury
The Trump Ocean Club Resort Mexico will be a 525-suite luxury condo hotel resort located in North Baja, Mexico, just 30 minutes from downtown San Diego. It will have a dramatic, cliff-side location overlooking the Pacific Ocean and the Coronado Islands.


Trump Ocean Resort Baja Mexico will be a five-star property with three oceanfront towers.

It will encompass three 26-story towers. The first tower was the middle building (see above picture). The second tower, which is what we are currently offering, will be the building on the right. It will have 171 condo hotel units.

Situated on 17 acres of pristine land, overlooking the Pacific and the Coronado Islands, Trump Baja will be North Baja's first resort to combine luxury resort amenities and services with property ownership. It is expected to earn a five-star rating, as do all of The Donald's condo hotels.

"Trump Ocean Resort Baja will set the standard of premier property ownership and excellence in service for all of Northern Mexico," said Donald Trump.

Consistent with other Trump properties, Trump Baja will cater to owners and guests with a vast collection of amenities and services including:

  • State-of-the-art fitness center
  • Lobby bar & lounge
  • Pool house bar & café
  • Fine-dining restaurant
  • Infinity-edge resort pool
  • Lap and family pools
  • Tennis courts

A Prime Location
Trump Baja is located in Baja California (literally "lower California" in Spanish), which is the northernmost state of Mexico. It borders the Pacific Ocean on the west, the Sea of Cortez on the east, and its northern limit is the U.S.-Mexico border, adjacent to the state of California.


Trump Baja is 11 miles from the U.S. border in San Diego, 8 miles from Rosarito, and 15 miles from Tijuana.

As California real estate has escalated out of the financial reach of many, the land just over the border, considered every bit as beautiful, is considered a real bargain.

"I've always said, 'location is everything,' and being just 30 minutes from downtown San Diego makes this an ideal locale for a premier resort property," said Donald Trump.

Despite its proximity to major cities, it offers some of the finest sailing, fishing, kayaking, and off roading anywhere on the Pacific coast. The area has been a retreat for generations of Southern Californian's, especially those with a more adventuresome spirit.

Much of Baja is raw nature. Blue skies, clear waters, and mile after mile of beautiful stark geography. Yet, a road trip into Baja doesn't seem much different than the drive from Los Angeles to Las Vegas. And it's easy to forget you are in a completely foreign country.

Like most coastal cities, a large part of life there revolves around the water. The beaches extend along an arid peninsula that curves like a bent thumb around the coast. The white sandy beaches are great for water sports or a little relaxation.

For fishermen, Baja Mexico has the reputation of some of the best sport fishing anywhere. Fish are biting somewhere in Baja year round, whether Marlin, Halibut, Sea Bass, Albacore, Snapper, Shark, Sailfish, or Yellowtail, no one place in the world offers such a large variety of fish in one area. In the Sea of Cortez alone, over 800 varieties of fish have been identified.


The great variety of fish year-round make the Baja region one of the best places to run a line.

One of the most incredible sights to be seen in Baja occurs between January and April when the Gray Whales of the world converge in nearby waters. These magnificent mammals can be easily spotted from the shore or the sea.

If you prefer land to water, Baja offers golf and mountain biking. It is also known for its eco-adventure tours including wine tours, shrimp festivals, carnival tours, mission and historical tours, and more.

It is safe, beautiful and familiar. Plus it offers a great value. Beachfront property in Mexico is far less expensive than in California.

Your dollars go a long way here, and you'll find excellent value for your money everywhere. The atmosphere is casual, laid-back and informal. English is spoken almost everywhere in the main tourist areas. U.S. dollars are accepted at most major restaurants, shops and hotels.

The weather is similar to San Diego's coastal areas, but with constant ocean breezes, providing an almost perfect climate with mild winters and balmy summers.

You'll be glad to know it is safe to drink the water. As opposed to mainland Mexico, Baja's water is from wells and has been considered safe for years.

Trump Ocean Resort Spa
The second Trump Baja Tower has been named the Spa Tower because it will house the resort's world-class spa. It will span 6,000-8,000 square feet and will offer the highest quality spa treatments.

The design for the spa incorporates natural materials with organic furnishings and fabrics to give the spa user a feeling of serenity and connection with the environment. The guest will feel pampered and relaxed to perfection.

Baja Wine Country & Yachts

A Familiar Development Team
Only a few months ago, I told you about the Trump International Hotel & Tower Waikiki, HI, another Trump condo hotel. The same development team doing that incredible project have joined forces again on this property.

Trump Baja will be developed as a partnership between the Trump Organization and Irongate, a Los Angeles-based real estate development and investment company.

A Variety of Condo Hotel Units
Trump Baja Spa Tower will feature studio, one- and two-bedroom residences, ranging from 500 sq. ft. to 1,400 sq. ft. All suites will have contemporary outdoor living spaces offering panoramic views of the Pacific Ocean and Coronado Islands. They will be delivered fully furnished and will include top-of-the-line appliances and amenities.

Construction is scheduled to begin this very week with completion of the first two towers scheduled for late 2008. Build-out of the resort (all three towers) will take a total of three to four years.

Check Out These Prices...for a Trump!
Let me put on my investor hat for a moment. These days, no name is hotter in real estate than Donald Trump's, not even my own. :) Simply the mere mention of the Trump brand is enough to send real estate values soaring, and sales of his properties keep breaking record after record.

Prices for Trump Baja start at a surprisingly low mid-$300,000s. How does that compare with U.S. Trump properties?

Well, Trump SoHo in New York, which is soon to be released, is expected to have starting prices of $850,000, an astounding $2,000 per square foot!

Trump Fort Lauderdale prices currently start at $799,000. At Trump Chicago a studio will cost you at least $815,000. And at the Trump Las Vegas, Tower II, just released, prices start in the $600,000s.

The selection event is expected to take place in June 2007, at which time contracts will be available.

Beyond that, a total of 30% of the purchase price will be required as follows: 10% at contract signing and two subsequent 10% deposits within approximately six months.
