Hello. Joel Greene here. Just a day to go until Thanksgiving, my favorite holiday of the year. Great food, good football and quality time with my family.

Friends, I have no condo hotels to present in this Property Alert, but instead, I want to send sincere thanks to each of you for reading my newsletter each week and for helping to make us at Condo Hotel Center feel that our many hours of research and hard work are appreciated.

Our subscriber list has grown from 1,400 at the end of 2004 to about 10,500 now, so apparently, the majority of you enjoy reading our newsletters and passing them along. Thank you. Please continue to recommend us to your friends, and we promise to continue providing you with useful information about condo hotel and vacation home investment opportunities.

Every day, we get dozens of inquiries regarding condo hotel properties. We appreciate and respond to each one individually. I want to make special reference to those of you who unwittingly brought a smile to my face this year with your "interesting" queries. Here are a few of my personal favorites:

"I would lick to be on a waiting list for this property." (Can't help but wonder what he'd do if I could guarantee him a unit.)

"I would like information on buying hotel condos anywhere in the world, can you please help? " (I have a lovely studio in Tribekistan. We can get there by yak. When are you free to see it?)

"Who may I contact in regards to a corporate charitable donation?" (Personally I don't think we're worthy of receiving a donation from the Saratoga Christian Organization, but the thought is very nice. God bless.)

I also got a kick out of those emails written by people who evidently didn't use spell check and asked for properties in exotic places like: Marco Isalns, Key Wets, Las Wegas and my personal favorite, West Virginal.

I was amused by those of you who wrote in asking if I was the same Joel Greene who sells "hot boots" at this website, http://www.hotboots.com/joelg.html. I assure you, that's not me, and selling tall leather boots isn't a sideline to my condo hotel business.

For all of you who said, "Your website is wonderful," thank you. You made my day, and that of the rest of the Condo Hotel Center team which whom I shared your comments. We have tried to be a comprehensive resource about condo hotels and to focus on educating our customers, and it's nice to hear when our efforts have been successful. Our website currently stands at 463 pages, and we add to it daily. It's come a long way from the four-page introductory site that we started with.

We track our website statistics very closely, and it's been gratifying to see every month's traffic has been more than the previous month, growing from 11,000 a month last year to over 43,000 a month now! Much of that success is due to word of mouth. To those of you who forwarded our Property Alerts or sent the link to our website to your friends or family, we appreciate it.

Thank you to Corey and Tinka, our joint venture partners who this year helped us to launch our German branch, www.CondoHotelCenter.de, and are instrumental in our marketing of condo hotels to Germany and all of Europe.

Thank you to our friends in Dubai - Nigel, Mark, Zeina and Tracey. You helped us to expand Condo Hotel Center's borders to include the Middle East. Our properties in Dubai have been among our most popular, earning me the nickname from you, "Mabrook!" which I now know means "Congratulations!" in Arabic.

By the way, we believe so much in this market as a great real estate investment opportunity that we are creating an entire website to feature Dubai condo hotels, www.CondoHotelsDubai.com. We will launch it in just a couple of weeks and look forward to bringing you information on new condo hotel offerings in this exciting region.

While every customer is important to us, there are a handful of clients with whom I've had frequent contact. They've expressed appreciation for my insights and my work on their behalf and graciously and repeatedly rewarded me with their business. Thank you Chris, Al, Rob, Robert, Wes, Todd, Andrea, Gary, Brad, Carmine, Rajiv, Warren, Jim, Christian, Michael, John and all the others whose names I don't have room to mention here.

Equally important to me personally are the friendships that I've made with a few of you who seem to enjoy or at least tolerate my warped sense of humor. I'm always delighted to see e-mails from Brenda, Mary, Cindy, Toni and a few others because I know I'll have fun reading and responding to them.

In addition, many of the new clients who contacted us this year were referred by existing customers. For the referrals of buyers and sellers we've received, a special thank you to Gary, E.K., Bill & Jeanie, Brian, Toni and Arie.

Thank you to those developers who gave us the right to market their properties to our clientele from the Trump International in Fort Lauderdale to The Residences at Atlantis in the Bahamas to the Dubai condo hotels in the Middle East. Thank you for having faith in Condo Hotel Center. We hope you were pleased with the results we delivered.

Thank you too, to the developer contacts who played host to my family and I when we visited your terrific properties. Dan, Reiner and especially "Uncle Herb" as my kids came to call him, you not only showed me all the reasons your properties were great and worth presenting to my clients, you also helped me to create some terrific family memories.

I am especially grateful to the developer sales agents, the on-site representatives who take such good care of our customers. You all enable us to refer people with confidence, knowing that you will give our clients the same responsive service that we try to provide ourselves.

We've had lots of developers contact us this year, asking for our help in getting their intended condo hotels off the ground. We've been pleased to put them in touch with our network of developer services partners. To each of these talented professionals, it's been great working with each of you, and we look forward to collaborating with you on future projects.

To date, we have found at least 16 companies, mostly competitors, that have indiscreetly copied our website. I won't mention their names; they would love the exposure too much. (Besides, you know who you are.) If imitation is the sincerest form of flattery, we appreciate that you want to be more like us. But the real reason I'm mentioning you here in this gratitude letter is to thank you for the lightning fast removal of our material from your site after receiving our legal letter warning of the consequences if you did not.

As the condo hotel concept has gained recognition, we feel fortunate to have been considered industry experts. Last year I was interviewed by a dozen or so quality newspapers and magazines like The New York Times, USA Today, and The Wall Street Journal. This year I was delighted to talk with CNN Money, MSNBC, American Airlines Magazine, The Associated Press, Robb Report and Business Week, among others. And, when the CNN interview ended up on the Welcome screen of AOL, my email box started clicking like a pinball machine!

As always, we wish to thank the people at the Private Real Estate Club for assisting our many members with selections of property. Fredrick and Leigh Ann, you have been a pleasure to work with over this past year or so, and I look forward to many more years of your friendship. By the way, thanks to Ron, Tom and Paul, my go-to guys when someone has requested to speak to an existing Club Member.

Although I am the face of Condo Hotel Center, our success is the result of the combined efforts of many. Like myself, these people work long hours, often seven days a week. Special thanks to my Dad, Sheldon Greene, who continues to be the visionary for our future growth as well as head of our Developer Services Department. Thank you too, to fellow team members Maria Lopez, Bob Ostrander, Dan Giannini and Laurie McIntosh who help masterfully respond to the dozens of clients who contact us each day.

Thanks to my sister Susan Greene, our marketing director and copywriter. Also, thanks to Taylor Platt, our webmaster who makes our website and our Property Alerts look great, and the guys at AJT Design, our web developers who have helped us take our site to new levels.

I also must thank my wife Jackie who sometimes feels like a single parent because, "You're always on the computer." And last, but certainly not least, I thank my 7-year-old twin girls, Haley and Lindsay, for understanding that I love them to death even if they sometimes have to Instant Message me from the other computer in the house just to request a hug.

As this year comes to an end and Condo Hotel Center aspires new heights, I am thankful to each of you who has contributed to our success and allowed us to become your trusted source for "all things condo hotel."
