Fractional Ownership Prices From $215,000, Includes Use of a Yacht
Hi, Maria Lopez here from Condo Hotel Center. I can’t wait to share with you the details of a blockbuster property I recently visited.
I’ve been a Miami resident for 21 years. I love this city. But one of its problems for many years has been that it’s fully developed. There’s simply no more dirt, or sand, to build on.
If you want to build you have to tear down, and much of South Beach, one of the most desirable areas, is historically preserved, so you can’t tear down.
But now there’s a new property on the horizon. Yes, they’ve found an undeveloped tract of land, a pretty big one at that -- 24 acres, which includes marina area.
It’s actually on an island. And in case, you’re thinking this is just some small boutique-ish, insignificant project, let me tell you that it’s a $640 million development!

Island Gardens, Miami’s Next Big Thing
For years Watson Island, an 87-acre piece of land located between downtown Miami and Miami Beach, has remained mostly undeveloped, except for a couple of small tourist attractions. But that’s all about to change.
The sleepy island will soon be awakened with the development of Island Gardens. This $640 million mega-project has been in the developmental phase for over seven years and is now finally coming to fruition.

A virtual mini-city, Island Gardens will have hotels, a super yacht harbor, shops, restaurants and entertainment.
When completed in 2012, the 24-acre site will have two hotels, a super yacht harbor, and upscale shopping, dining and entertainment.
Shangri-La Hotel and CHI The Spa
One of the hotels will be the Shangri–La Hotel and CHI The Spa, a five-star-plus, 44-story tower overlooking Biscayne Bay. It will consist of 150 guest rooms and 98 residences that will make up a private residence club called The Residences, Island Gardens.
Those residences, which will be managed by Shangri-La Hotel and Resort, are being offered as 1/8th fractional ownership interests that entitle owners to 45 days of use each year under a very flexible usage program. There’s also an optional rental program for any unused time.
The second hotel has yet to be identified. An announcement is anticipated soon.

Owners of The Residences Island Gardens will enjoy a full complement of five-star amenities.
Designed by London-based architect Eric Kuhne, the Shangri-La Hotel and CHI The Spa will be shaped like an abstract lighthouse, a fitting reference considering the development will include a super yacht harbor.

The Residences Island Gardens Miami will be a five-star property but with aspirations of creating a six-star experience. What does that mean? Owners will have access to some incredible amenities and services at the hotel and throughout the Island Gardens community including:

Fractional Ownership Includes Use of Yachts
I told you that Island Gardens was going to be a unique development. Well here’s a perk you don’t often see.
Fractional ownership in The Residences Island Gardens Miami will entitle you not only to usage of your residence but also to two to five days of use per year of a luxury yacht docked just a few steps outside your door.

Owners of The Residences Island Gardens will have use of a yacht during their visits.
The super yacht harbor at Island Gardens will be the first of its kind in North America. Yachts from 85 to more than 400 feet will be able to dock at this facility. The super yacht harbor will offer 50 leased slips as well as 8-10 yachts for owners in the private residence club.
Each of the owners’ yachts will be 65 feet. They will have three staterooms, three bathrooms, a spacious galley and a fully-certified captain and crew. The only fee residence owners will have to pay is to cover food and fuel for their outings.
A Central Location Near South Beach
Island Gardens Miami is ideally situated on Watson Island, a diamond-shaped piece of land in Biscayne Bay.
When completed, the development is expected to be comparable to famed maritime destinations like Porto Cervo, Monaco and Saint-Tropez, a must-see on the itinerary of yacht owners.
The island is connected by a short causeway to the city’s fabled South Beach. SoBe, as the locals call it, is a huge entertainment destination with hundreds of clubs, restaurants and hotels. It’s also one of the most popular places for fashion industry photo shoots and is said to be home to over 1,500 models during the year.

Island Gardens will be minutes from South Beach with its great beaches and exciting nightlife.
South Beach, downtown Miami, the Adrienne Arsht Center, The Miami Children’s Museum, Miami Yacht Club, the new Museum/Bicentennial Park and Miami International Airport are all just moments away from Island Gardens.
A Major Brand and a Quality Development Group
The Shangri-La Hotel and CHI The Spa will be the first Shangri-La in the Southeast U.S. The franchise is the world’s largest Asian deluxe hotel group. Established in 1971, it has 55 hotels, a total of 27,000 rooms in its inventory.

The upper floors of Shangri-La Hotel and CHI The Spa will house the fractional residences.

The residences will be fully-furnished and decorated by famed Italian designer Pierro Lissoni.
To obtain the rights to build on Watson Island, Flagstone Property Group participated in a competitive Request for Proposal process in 2001 and was chosen in a public referendum by the citizens of Miami.
Construction on Island Gardens Miami is scheduled to begin in mid-2009 and is expected to last until 2012.
Designer Residences From $215,000
The 98 homes that are part of The Residences Island Gardens Miami will offer panoramic views of the city skyline, South Beach and the Atlantic Ocean.

Each of the residences will have spacious private balconies overlooking the ocean and downtown Miami.
Floor plans include one- to four-bedroom residences, ranging in size from 998 to over 5,000 square feet and with spacious private balconies. They will be delivered fully-furnished and decorated by renowned designer Pierro Lissoni of Milan, Italy.
Prices for the 1/8 fractionals range from $215,000 to $685,000. A spectacular 4,333 square foot penthouse unit available as multiple fractional ownership costs $10 million.

The 1/8 fractionals entitle the owner to at least 45 days of residence use per year.
A 7% discount is available to those who wish to buy multiple fractions, which begin at $1,599,000 (including the 7% discount).
