A Ground Floor Opportunity in Miami's To-Be-Built, 18-Block
"City Within a City"

Hello, it's Joel Greene again.  Yes, this is the second time you're hearing from me this week, but what I have to tell you can't wait.  The project I'm going to describe is not even officially on the market yet.  

VIPs will get the opportunity to buy on May 7 and May 8, 2004.  However, I received an urgent phone call this morning (Sunday, April 18, 2004) from a trusted sales contact.  He tipped me off that over 70% of the units in this project are already reserved, 12 having been reserved just last night to one investor!  I didn't want you to miss out, hence this "urgent" Property Alert.   

As I'm sure you know by now, we at Condo Hotel Center, specialize primarily in condo hotel sales.  Hence our name.  As a realtor with his ears to the ground, I hear of many condominium projects that sound interesting, but I do not pursue them, as I believe that if they lack a rental program such as those in condo hotels, then my buyers will not be interested.  This condominium project may be the exception.  For the investment-minded buyer, this is a very exciting opportunity, not unlike an IPO.

Midtown Miami-It's Going to Be Huge!
Midtown Miami will be a 56-acre "city within a city."  It will include an estimated 3,900 residential units, 600,000 sq. ft. of retail space and 100,000 sq. ft. of office space.  City sidewalks will take you past shops, restaurants, residential buildings, a first class hotel, town square, boutiques, newsstands, parks and green spaces.  Live/work zoning will allow you to work on one floor, live on another!  Completion is planned for end of 2006.

An Amazing Location
This massive development will encompass 18 city blocks, the largest parcel of undeveloped land in Miami.  It will be nestled between the Design District, the Wynwood Arts District and the new Performing Arts Center anchored by the newly created Midtown Boulevard - the main thoroughfare of the development - and East Coast Avenue. 

The location of this development will be 10 minutes to Downtown Miami, 10 minutes to Miami Beach, 10 minutes to The Port of Miami and the Miami International Airport and less than two minutes away from the nearest exit to I-95.  In other words, the location is PRIME in every sense of the word.

Phase I
Their first phase will break ground September 2004 with three buildings:

Building #1 is an 11-story mid-rise building that includes 62 units, VIP-priced at:

High $100's and up for studios
Mid $200's for the one bedrooms + den
Low $300's for the two bedroom
$600's for two bedrooms + den

Building #2 is a 29-story tower that includes 258 units VIP-priced at:

High $100's and up for studio and one bedrooms
High $200's and up for two bedrooms
Mid $500's for three bedrooms
High $700's to mid-$1 million for 2-4 bedroom penthouses

Building #3 is made up of 18 live/work zoning spaces all being retained by the developer.

Your Opportunity to Get In
On May 6th, there will be a VIP party for the Midtown Miami salespeople, a very few select brokers (of which I'm one), the developers, the developers' friends and family and the media.  In other words, a small, hand-picked crowd all there by special invitation only.

Technically, there will be no presales before the party, but reservations are mounting extremely quickly and as much as 70% of the units are already gone!  By May 7th and 8th, when reservations are converted to contracts, they fully expect to be SOLD OUT of all of the 338 units in the First Phase to VIP members.  If there are any units remaining which is unlikely, they will go out to the public on May 16 at an increased price. 

What this means to you is that if you act now, you have the opportunity to be one of the first to buy units, getting the preferred views and floors and getting the absolute lowest price available!  Have I got your attention yet?

Condo Features
All units will have generous private terraces, 10-foot ceilings, floor to ceiling impact-resistant glass windows; Italian kitchens with stainless steel appliances, custom cabinetry, stone countertops; and pre-wired for electric, cable, and high-speed internet and more.

Building Amenities
Amenities include Porte cochere, 24-hour security, rooftop pool overlooking Midtown Boulevard and Biscayne Bay, state-of-the-art fitness center, Jacuzzi, sauna, steamroom, meditation garden, high speed elevators, covered parking, concierge, valet, private storage facilities and ground-level retail. 

Project Overview
When completed in roughly five years, the actual construction cost for the entire project is expected to be $641 million.  The total value will be $833 million.  This project will create thousands of new jobs and will breathe new life into the neighborhood, acting as a catalyst for additional real estate development in the area. 

By virtue of its size and scope, Mid-town Miami will become the focal point of the new Biscayne Corridor and will boost already rapidly rising real estate values in the area.   As a matter of fact, this property will be built in what is considered "one of the hottest zip codes in the U.S."

In February 2004's "Biscayne Boulevard Times," staff reporter Melanie Feliciano says: "Folks who have put their money into the belief that the Biscayne Corridor would be a great place to live and play should pat themselves on the back.  A recent review of raw real estate data by CNN Money has declared that 33137 and 33138 were in the top eight zip codes in the United States for gains in real estate appreciation for the last five years.  The report also expects the double-digit gains to continue for some time to come."

If You Snooze, You'll Lose
So there you have it.  This is one of those rare opportunities when "ground level" really means absolutely "ground level."  Those who reserve a unit here NOW and buy with a 10% check during the VIP period of May 7th and 8th will undoubtedly be getting in on a winning project with fantastic upside potential.

Special Developer Unit Available--The Q Club Resort
At the Q Club Resort in Ft. Lauderdale, they have a D studio on the 25th floor that has just been released back to them. This is the last studio unit on the 25th floor! 

It is on the south side, will overlook The W Hotel and will have stunning views of the city as well as the ocean. It's just east of the elevator bank, is 485 square feet.  By the way, ceiling heights on the 25th floor are 9' 8" and please bear in mind that all future buildings on the strip will be restricted to 200 feet in height, unless already permitted.  It is priced at just $390,000.  

Now let me draw a comparison so that you will see the inherent value here. There is an available studio unit of 451 sq. ft. one block closer to the ocean, located on the 19th floor.  It is priced at $403,500.  Considering that they charge an additional $2,500 increase per floor, and it only has 9 foot ceilings, this comparable model, which is actual smaller in size, would be going for at least $418,500 if it were on the 25th floor.  I assure you this unit will not be on the market long!
