$10,000 PRICE INCREASE COMING

LAKE BUENA VISTA RESORT VILLAGE & SPA, ORLANDO

Greetings from Condo Hotel Center. Joseph Sgarlata here. I have a quick Property Alert for you today to make you aware of an impending price increase at one of our most popular properties, Lake Buena Vista Resort Village & Spa in Orlando, Florida.

Because of our relationship with the developers, Condo Hotel Center has been given advance notice that Lake Buena Vista Resort Village & Spa will implement a price increase effective Monday, May 1, 2005. The increase per unit will be a straight $10,000 per unit. Every unit.

As an example, today at Lake Buena Vista Resort Village & Spa a two-bedroom, two-bath suite ranges from $369,000 to $409,000 (depending on the floor level and view). On May 1, 2005, those same units will start at $379,000 and continue to climb in increments of $10,000.

For those of you who have been reading our Property Alerts for several months, you probably remember our first announcement of this resort. Let me quickly review the key points for our new subscribers.

Lake Buena Vista Resort

Lake Buena Vista Resort Village & Spa
Lake Buena Vista Resort Village & Spa is located on 38 acres of prime land in Lake Buena Vista, the resort area of Orlando. Expected to receive a 3.5- or 4-star rating, the property will consist of 15 buildings, ranging from 8 to 15 stories to be built in various phases.

Currently being sold at pre-construction prices is building #6, which will be 15 stories. Construction on this building is expected to be complete in August 2007.

The first two buildings of Lake Buena Vista Resort Village & Spa are already under construction. Building #3 will be the clubhouse with various amenities including a full-service spa, business center and retail stores. Buildings #1 - #5, excluding the clubhouse, are already sold out.

There will be a total of 1,875 condo hotel units when complete, so we're talking about an immense development. Available are two-bedroom and three-bedroom units. Already there is a waiting list for the four-bedroom, four-bath with terrace/patio penthouse suites priced at $750,000+ (announced at $699,000 in our Property Alert of February 2005).

Lake Buena Vista Resort will be a virtual city within a city. If once you get here, you choose not to leave the resort, (highly unlikely since we're talking about Orlando, the #1 vacation destination in the world), you'll find plenty to keep you busy and happy on the premises.

As a Vacation Home/As an Investment
At Lake Buena Vista Resort Village & Spa owners are not required to participate in the rental program. In fact, unlike most condo hotels that you'll find in other parts of Florida, there are no living restrictions here. Use your condo hotel unit one day, 10 days, or 365 days a year.

However, if combining a resort lifestyle with investment potential is what appeals to you, the revenue split for condo hotel owners is higher than what we see at most developments. Typically, the revenue is split 50-50 . In the case of this project, although a final decision has not been made, 66 2/3% is expected to go to the unit owner.

It's worth noting too, that housing prices in Orlando rose 19% in 2004 over 2003, another very positive indicator. The fact that Lake Buena Vista Resort Village is on the verge of a significant price increase so soon in its development is evidence that it is participating in the area's rapid appreciation.

Get in Before the Increase
As I mentioned in the beginning of this Property Alert, a $10,000 per unit increase is coming in approximately one week. If Lake Buena Vista Resort Village & Spa appeals to you, reserve your unit now.

To beat the increase, your signed reservation agreement and initial deposit of $5,000 must be confirmed enroute (preferably received) no later than May 1, 2005.
