Four-star Condo Hotel in Posh Florida Resort

Hello, Joel Greene here. Today I'm writing to you about a fish, or rather a property in a Florida city named for a fish.

Ever heard of the Florida Pompano? It's considered a gourmet treat and apparently is well-liked enough to have been chosen as the town name for the City of Pompano Beach, incorporated in 1947.

Well today's catch of the day, the Fairmont Pompano Beach, (served broiled, grilled or Cajun spiced with sweet potato fries) could be considered a gourmet treat as well. It's a pre-construction opportunity at what will be a first-class destination resort.

No promotion has been done yet. But plenty of buyers who've heard the rumors are waiting with baited breath to net themselves a unit. So read on because this ain't no fish tale.


Florida Pompano (Trachinotus carolinus)

An Enclave of Upscale Residences
The Fairmont Pompano Beach will be part of Oceanside, a major development that will redefine Pompano's oceanfront landscape.

Spanning three city blocks on both sides of A1A (it's that big!), this resort will be located between swanky Fort Lauderdale and posh Boca Raton. It will begin at the ocean's edge and will encompass restaurants, boutique shops, plazas, fountains, cafes, spa services and luxurious condominium residences.


The Fairmont Pompano Beach condo hotel will occupy the far right tower of the Oceanside complex, closest to the ocean.

The Oceanside development will consist of three main buildings:

1. A 186-unit upscale condominium (not condo hotel) on the Intracoastal Waterway. This building is nearly sold out.

2. A small ultra-luxurious building on the ocean side of Atlantic Avenue containing 77 large condominiums, penthouses and oceanfront townhomes. Phase one reservations for these units only began in mid-July. (If interested, please contact me for details.)

3. A four-star condo hotel, (our catch of the day), The Fairmont Pompano Beach.

The Condo Hotel Units Are Finally Available
We've known about the Oceanside development for well over a year. We even wrote about it back in April 2005. Since then, the developer has focused on selling the first condominium building and planning the rest of the resort. All this time, we've been waiting for the condo hotel to come on the market. Those units were finally released just this week, so you have a wonderful opportunity to get in early.

The Fairmont Pompano Beach will be a 21-story, 303-unit, four-star condo hotel. If you like the idea of being close to the ocean, you'll love its location. It is literally a hop, skip and a jump to the sand. Step out on your private balcony, and you'll be able to listen to the surf and smell the salt in the air.


Fairmont Pompano Beach will be just steps from the beach, making it the ultimate Florida vacation home.

One of the big items the developer was working on since first announcing the Oceanside development over a year ago was selecting a brand for the condo hotel. That decision was just finalized, and I'm happy to report that Fairmont was chosen. Fairmont Hotels & Resorts is the largest luxury hotel company in North America, with a worldwide reputation for excellence. The Fairmont flag is a huge plus, and not only signifies quality but also a sophisticated reservation system that will contribute to the hotel's success.

In a recent article and survey in Business Travel News, Fairmont was ranked with Ritz-Carlton, St. Regis, Mandarin Oriental and Four Seasons as the leading hotels in the Deluxe class.

A Destination Spa
Among Fairmont Pompano Beach's best features and sure to contribute to its success will be its oceanfront destination spa and fitness center. It will be a 20,000 square foot Willow Stream Spa, one of the top spa brand names in the country. It will offer full-service treatments and therapies as well as exercise classes like yoga.

Catering to Business Travelers, Too
Fairmont Pompano Beach expects to meet the needs of businesses with its 10,000 sq. ft. convention center, a ballroom and 11 meeting rooms. It's unusual to find a convention/function facility this large in an oceanfront resort hotels. They're typically built inland, where land is less costly.

The point is that this property will have a true advantage in attracting lucrative conventions, as participants will be able to attend their meetings and then enjoy the sun and surf simply by stepping outside their hotel door.


WCI is a well-respected developer known for building quality communities.

When it comes to reputable developers, WCI Communities, the Florida-based developer behind the entire Oceanside project, is certainly one of the best.

Named America's Best Builder in 2004 by the National Association of Home Builders and Builder Magazine, the company has created more than 50 amenity-rich, master-planned lifestyle communities around the country since its founding in 1946.

Some Pointers on Pompano
It's not surprising that Pompano Beach has recently arrived on the radar screens of enterprising developers like WCI Communities. Located minutes north of Ft. Lauderdale, it is the next logical place for development now that cities like Miami Beach and Fort Lauderdale have run out of oceanfront land and prices are becoming prohibitive.

Pompano Beach provides a quiet, oceanside lifestyle in the heart of the Gold Coast. With a population of approximately 100,000 people, it has a diversified economy based on tourism, retail trade, high-tech companies and light manufacturing.

In recent years, Pompano Beach has begun drawing investors to the area with its Community Redevelopment Plan, designed to revitalize the area economy. The city is upgrading roads, creating new parks and marinas, and attracting unique business entities such as a blimp (It's home to the Goodyear Blimp).

The redevelopment has sparked leaps in the city's property values and tax revenue. But much more is on the horizon.

Just this past May, the Isle of Capri Casino committed to invest $150 million to develop the Isle of Capri Racino (racing casino) at Pompano Park Harness Track.

The new facility will feature 1,500 Las Vegas-style slot machines, 34 poker tables, four Isle of Capri Casino signature restaurants, plus simulcasting and live race amenities. It is expected to be completed in early 2007.

Fairmont Pompano Beach, Unit Features
As a four-star property, the Fairmont will be the most prestigious hotel in the Pompano Beach area and will greatly contribute to the city's growth and tourist appeal.

Owners of its condo hotel units who choose to participate in the optional rental program, will have their home professionally decorated in four-star quality furnishings and finishes. The details are not yet finalized, but among the features will be:

  • Private balconies with glass railings and porcelain tile flooring
  • Energy-efficient and hurricane-rated exterior window glazing and sliding patio doors
  • Central air-conditioning and heating
  • Plasma TV's with satellite or cable service
  • Deluxe carpeting in bedrooms, living and dining areas
  • State-of-the-art electronic entry-lock security system
  • Telephone system with additional wiring available for high-speed data lines
  • Wireless high-speed Internet service
  • Private owner's pantries

Construction Schedule, Prices & Reservation Requirements
Construction on the Fairmont Pompano Beach is expected to begin in 2007 and should be completed by the end of 2009.

You can choose from one-bedroom units, larger one-bedroom suites and a few select spa and cabana suites. The condo hotel units range from 601 sq. ft. to 1,280 sq. ft. Prices range from $565,000 to $1,600,000. These are first-tier prices, the lowest at which these units will be offered.

A reservation requires a $25,000 refundable deposit. Contracts are expected in October. At that time, buyers will have to bring their $25,000 deposit up to a total of 10% of the purchase price. An additional 10% will be due 30 days later.

Quick Update on the W Las Vegas
Before I sign off, I just wanted to mention one other opportunity at a property that has been one of our most popular condo hotel offerings, the W Las Vegas Hotel, Casino & Residences.

Of the 500 units originally available at the W, nearly all have been booked. Therefore, the developers are planning their Phase Two offering.

The next 250 condo hotel units at the W will be placed on the market in a special four-day Release Event to take place September 29, 2006 to October 2, 2006.

These units will be offered at special prices starting from $600,000.
