I do lots of interviews with reporters who are writing about the condo hotel trend sweeping the nation. One of the questions that invariably comes up is, "Where are the hottest condo hotel markets?"

If you've been reading our Property Alerts for a while, you probably know that Florida -- particularly Miami Beach, Fort Lauderdale and Orlando -- Chicago, and Las Vegas are the top U.S. markets. And judging by the overwhelming response we had to our most recent offering, New Oasis, we can probably add Myrtle Beach, S.C. to the list too.

But when you take into account the entire world, there's another market that is blasting off in terms of real estate development, and condo hotels are a big part of that growth. I'm talking about Dubai.

I've written about Dubai properties before. In fact, we've got a whole website dedicated to Dubai condo hotels, www.CondoHotelsDubai.com.

But the thing about Dubai real estate is that it is so much in demand these days that if you don't get in early, all the best and most economical units are sold, prices have escalated, and within a few months, sometimes weeks, entire properties are sold out.

Today, I've got the details on an exceptional, newly released condo hotel in Dubai. Inventory is wide open (including those affordable studio units that always go first) and prices are at first tier. It's a really unique property, one that brings to mind that old Huey Lewis and the News song, "It's hip to be square."

Geometry Gone Wild - The Cube Condo Hotel
The Cube is a new $70 million, five-star condo hotel offering just come on the market. It will be an eye-catching landmark tower located in the center of Dubai Sports City, the centerpiece of one of the six "worlds" being built in the immense Dubailand theme park/residential development. The Cube will feature five-star amenities and services in an ultra-modern setting.

Condo Hotel Unit Features
The individual condo hotel units will be equally luxurious. The Cube's spacious homes will each have large private balconies offering panoramic views of the lake, park and Sports City stadiums. They'll feature quality finishes of the highest possible standards, including generous use of marble and bright natural stone.


The 561 condo hotel units will be designer furnished with all the conveniences and luxuries of home.

They will include all furnishings, fixtures and appliances such as:

  • Top-of-the-line kitchen equipment - dishwasher, oven, microwave, etc.
  • High-speed Internet access
  • Home theater system
  • LCD multi-channel satellite TV
  • IDD telephone with voice mail
  • Safe


The contemporary interior design will coordinate with the unique architecture of the building.

Developer is a Top German Company
The Cube project is being developed by a consortium of well-respected German companies led by Trend Capital, a large German finance company. It is the first major German investment in the city of Dubai.

The cutting-edge design of The Cube was developed by BRT, an internationally renowned architectural firm based in Hamburg, Germany. The unique architecture of The Cube will give it an undeniable presence and make it a focal point visible from all areas of Sports City.

Jens Bothe of BRT said, "In a market as buoyant and competitive as Dubai, design has been a principal focus for us from the start. With a city as full of landmarks as Dubai, we felt we had to create something that was future-proof, yet still stood out in the landscape."

While BRT will oversee the design of the tower, BMG, a Berlin-based company that does work around the world, was selected as the general contractor.

Construction of The Cube is expected to begin within a couple of months and to be complete by summer 2008.

Why Dubai?
Dubai is one of the seven United Arab Emirates, and it's been noted as the fastest-growing city on the planet. In fact, it has all the makings of a blockbuster success of epic proportions.

It lies on the southeastern shore of the Persian Gulf, strategically located at the cross roads of Europe, Africa, the Middle East and Asia. This makes it a gateway to over 1.5 billion consumers.


Dubai is centrally located for visitors from Europe, Africa, the Middle East and Asia.

With its central location, Dubai is rapidly becoming the premier tourist destination of the region. Over the past decade, the number of visitors to Dubai has grown from 1.08 million to 5.4 million, representing an annual growth of 16%. This growth rate is more than triple the world tourism growth rate over the same period. In fact, the last five years alone witnessed a 54% growth in the numbers of tourists visiting Dubai.

Forecasting 200,000 visitors a day, Dubai is being designed to attract and accommodate 15 million visitors a year by 2010, up from just six million in 2005. All of this bodes well for owners of condo hotel units.

Be a Part of Dubai's Skyrocketing Growth
What sparked Dubai's sudden growth? In May 2002 Sheik Mohammed bin Rashid al-Maktoum, in an effort to reduce Dubai's economic dependence on oil, issued a decree that for the first time allowed foreigners to buy and sell property.

Sheik Mohammed certainly wasn't shy - or modest - in sounding the call for investors. "I would like to tell capitalists" he said, "that Dubai does not need investors; investors need Dubai."

The race was on. Investors from all over the globe jumped in with both feet. They recognized the potential of Dubai which offered a central location, stable economy, secure political scene, zero property and income tax, and an unmatched standard of living.


An estimated $80 billion of real-estate projects is currently underway in Dubai.

One of my best clients who was just there said it best: "The entire city of Dubai looks like a giant Ritz Carlton."

Dubailand and Dubai Sports City
Much of the growth of Dubai has been centered on a "city" called Dubailand. What is Dubailand? Disneyland in the desert, you could call it.

By any name, though, it's a doozie of a development: a master-planned, broad-ranging destination for tourism, entertainment and leisure. It is being built to secure Dubai as the premier tourist destination for the Middle East, and really, when you think about it, for the entire world!

The completed project will span about 70 square miles. While the private sector has been courted for about $5 billion in development, Dubai's government has already begun building the project's $700 million worth of infrastructure.


Already under construction, Dubailand will encompass 70 square miles of attractions and entertainment venues by 2020.

Dubailand will contain 45 mega-projects and over 200 sub-projects, making it the most ambitious tourist destination ever created, one that will appeal to the widest audience of tourists, covering all age groups, nationalities and activities.

Upon completion in approximately 2020, Dubailand will be nearly three times the size of all of Walt Disney World Resort in Florida (including its theme parks, hotels, resorts, attractions, land, etc.), making Dubailand the biggest theme/amusement park in the world.


There will be six "Worlds" in Dubailand. The Cube will be located in Sports and Outdoor World.

The various projects being built in Dubailand have been categorized into six themed zones, each of which focuses on a different aspect of the Dubailand experience. The zones, referred to as "worlds," include:

  • Attractions and Entertainment World
  • Leisure and Vacation World
  • Retail and Entertainment World
  • Downtown
  • Eco-tourism World
  • Sports and Outdoor World

Now stay with me here. A part of Sports and Outdoor World, which includes the Dubai Autodrome, Extreme Sports World, Golf World and The Plantation Equestrian & Polo Club, is Dubai Sports City. It is in Dubai Sports City, a $1.9 billion development, that The Cube will be located.

Dubai Sports City is under construction and should be complete in 2011. It will contain a unique combination of sports, lifestyle, leisure and entertainment developments.


Dubai Sports City will encompass many state-of-the-art stadiums and world-class sports academies.

Designed to attract professional athletes and world-class athletic competitions, it will encompass the following venues:

  • Stadiums - Various stadiums for international sports and mega-events. A dedicated cricket stadium, capacity 30,000 spectators; an outdoor multipurpose stadium for sports like football and rugby, capacity 60,000 spectators; an indoor multi-purpose stadium for sports like basketball and volleyball, capacity 10,000 spectators; and a dedicated hockey stadium, capacity 10,000 spectators.

  • Sports Academies - World-class sports academies designed to transform young athletes into global competitors. The Manchester United Soccer Schools, Butch Harmon School of Golf, David Lloyd (Leisure, Spa, and Tennis Academies), Butch Harmon School of Golf, and the International Global Cricket Academy. Also multi-sport training facilities including gymnasium, Olympic pools, and a state-of-the-art sports rehabilitation center.

  • Golf Course - 18-hole championship golf course that will carry the signature of South African golfing superstar Ernie Els and is being designed in association with Nicklaus Design.

  • Residences - Various residential communities and high-rise buildings offering spectacular views of the surrounding golf course and stadiums. Also mid-rise housing complexes and townhouses set along the banks of a canal.

  • Commercial - Dubai Sports City will house the biggest brands, franchises and contemporary icons from the business, hospitality, entertainment and sports training worlds.

Let me summarize. Dubai Sports City is the centerpiece of Sports and Outdoor World, one of the six main Worlds in Dubailand, located in the exciting city of Dubai. And here's the relevant part: the Cube condo hotel will be located in the heart of it all.
