Loft-Style Condos in Downtown Miami, Pre-construction Pricing

Centro Lofts From $220,000

April 25, 2013

Joel Greene here from Condo Hotel Center.  I have an interesting concept to tell you about today.  Just announced is the first, all-new, exclusively all-loft condo development to come to Miami.

What’s the difference between a traditional condo and a loft?   In some cities, lofts are residences converted from industrial warehouses or manufacturing facilities. In Miami, that’s not the case, as the lofts I’m telling you about today will be new construction.

But there is a unique quality to lofts.  They have open-concept floor plans with high ceilings and large windows.  They feature clean lines and modern materials.  And that’s just what you’ll find at today’s featured property.

In its 37-story tower, Centro will have 350 condo residences, all designed in a loft-style.

Centro for Contemporary Living

Centro will be an architecturally innovative, 37-story tower with approximately 350 loft-style residences, highlighted by 10-foot ceilings and a host of high-end finishes.  It will offer cutting-edge amenities and services including:

  • Gigi’s Restaurant, Asian-inspired food
  • Rooftop pool and deck
  • Two-story penthouse recreation area
  • Residents’ club room for gatherings and events
  • State-of-the-art, fully-equipped gym facilities
  • Ground-floor retail space
  • Triple-height lobby entrance
  • Access secured key-fob entry access
  • Outdoor pet area with access-controlled entry and exit
  • 24-hour reception desk
  • 24-hour security
  • Valet parking

A rooftop pool and deck will offer residents a comfortable place to relax in the Miami sun.

An Accomplished Development Team

Centro is being developed by Newgard Development Group, which has spent 15 years in the South Florida real estate market.  The company’s recent development projects include: BrickellHouse and Solaris, both condominiums in the Brickell area of Miami; Gallery Art in the Miami Arts District; and City Palms in downtown West Palm Beach.

The project designer is the Sieger Suarez Architectural Partnership, which enjoys a distinguished 30-year reputation for award-winning, design-forward architecture.  The Partnership has designed many of the most prestigious residential developments in South Florida, including BrickellHouse, The St. Regis Bal Harbour, Apogee in South Beach and Trump International Sonesta Beach Resort in Sunny Isles.

Interior design at Centro is being handled by Fuse Project, a San Francisco-based design agency whose work has been internationally recognized by museums and is in the permanent collections of the MoMA, SFMoMA, Art Institute of Chicago and more.

Great Views

All Centro residences will offer commanding views of the downtown Miami skyline and/or Biscayne Bay.  The spacious loft-style homes will be delivered decorator-ready with finished concrete flooring.

The bathrooms and kitchens will come with all appliances and Italian cabinetry.  They’ll also feature:

  • Dramatic 10 ft. exposed and elevated ceiling windows
  • Finished concrete flooring
  • Custom kitchen and bathroom fixtures
  • Imported stone countertops and backslashes
  • Stainless-steel, energy smart appliances
  • Italian kitchen and bathroom cabinetry
  • Oversized closets

Fixtures and finishes will be contemporary in style.

Work, Play, Live

According to the development team, Centro’s site will allow residents to experience the perfect fusion of work, play, creativity and accessibility.  It’s ideal for people seeking a centrally located, pedestrian-oriented lifestyle, although Centro will have a bicycle lending program for residents, a Car2go hub station and convenient proximity to the MetroMover and Metrorail.

Centro will live up to its name with its centrally located placement in the heart of downtown Miami.

The site is in the epicenter of downtown Miami, close to Biscayne Boulevard, Bayfront Park, the waters of Biscayne Bay, and adjacent to the Miami Riverfront.  Here, the worlds of law, government, retail, jewelry, fashion, education, international cuisine and nightlife come together in Miami’s original urban environment.

As well, Centro is on the leading edge of artistic expression and entertainment with its prime location near the Gusman Center for the Performing Arts, Bayfront Amphitheater, Arsht Center for the Performing Arts and the American Airlines Arena, home to the 2012, champion Miami Heat.

From world-class concerts to intimate events and shows, to championship-level sports and seasonal festivals, Centro is at the crossroads of what’s new and happening in Miami.

Centro will be architecturally innovative with clean lines and modern materials throughout.

Miami Condos Appeal to International Buyers

Centro is ideal for the individual who wants to live, work and play in Miami’s thriving downtown.  It makes a great primary residence or second home for snowbirds, folks who like to visit the Sunshine State in winter.

Like most South Florida residential developments these days, Centro is being marketed nationally and globally.  In Florida 26% of all home sales went to buyers from outside the U.S. in 2012, making it the state with the largest number of foreign buyers, according to the National Association of Realtors.

In Miami, about 60% of buyers came from overseas last year, according to the Miami Association of Realtors. If you’re wondering, the largest concentration of buyers were from Argentina, Venezuela and Brazil.

With sales to overseas buyers surging, U.S. developers are increasingly designing for a global audience.  South American-inspired residences include sprawling balconies that can accommodate large extended families for dining and relaxing.  Some residences now have kitchens outfitted with wok burners to attract Asian buyers.  Others have European-style bathtubs and bidets for Western tastes.

Expect to see more Miami residential developments with looks designed to appeal to a global palate.  Stay tuned.  I’ll keep you posted on all the latest.

Or let me know what you’re looking for, so I can tell you what’s currently available.  I’ve got lots of great information that I’m happy to share!
